How would you reconfigure this living room?
Hi all,
How would you reconfigure this living room. The chimney breast that you see on the left in the photograph is massive and dominates the room (I'm minded to remove it but at a substantial cost).
Added to the conundrum is that I don't like the idea of having a sofa facing the door opening (as it is currently).
By looking at the floorplan attached, the entrance to the lounge is through a very large double door opening (around 1.4m wide at a guess) in the middle of the room. That wall with the door opening does not appear to be load bearing.
Welcome your thoughts on a room that has great potential.

6 years agoHi Hugh, thanks for this idea. Definitely some potential! I like the sofas being opposite each other but my concern is that it’s not likely to leave too much room in the middle of the room.

Comments (6)That's much like our sitting room. We currently have a 2 seater sofa at 90 degrees to the fireplace with another directly opposite the fireplace, so kind of L shaped. TV to the left of fireplace and a single Stressless chair between TV and door. We have a bench seat in the bay window, delivered today. Comments (2)I mostly agree with Ellie. Get a plan for how you want it to eventually be and then do that plan in parts as you can afford it. Given your current budget I would be looking to replace the porch with a slightly bigger extension that includes a downstairs wc and for now knock together the kitchen and utility...See MoreHow would you reconfigure?
Comments (9)I think you’d need to relocate the wc and basin to form a shower room /ensuite -so need more info on soil pipes at this end of property ... if you could put ensuite in bottom right with bootroom bottom left will leave the top area to be guest room and small snug or dressing area perhaps ? Overall it’s about 5.9m x 5.8m so there’s room for a few options - but possible placement of soil pipe is the bit anyone designing this would need info on....See More- 6 years agolast modified: 6 years ago
Another idea I have I’ve mocked up in RoomSketcher (ignore colours etc) is to create this. The dimensions are pretty much to scale.
This would chip away at the base of the fireplace to make it narrower and then to create some alcoves and install a fireplace on the wall on the right. I'm considering a bio-ethanol fire or similar so it would not require an actual chimney.
All are photos of a prospective house - these not my fixtures and fittings!
