I am looking to do a similar project in my family room, but I have no idea what to budget. Could you give me a rough estimate as to what these built ins cost?

You certainly have the height to carry such a look but I wonder whether you would lose the definition in some of that beautiful cornice? I like ceilings painted the same colour as the walls. I considered one shade lighter (ie ammonite) to have a slight contrast. You could also paint the cornice white and the ceiling cornforth but I think that is a more traditional look. On balance my favourite would be the cornice and ceiling painted one shade lighter. What have you done in the rest of the house with the ceilings?

Hello, if you want the dormer to go the full width of the roof/ bungalow then that is a dormer loft conversion and you'll need architect plans, structural engineer calculations, planning permission as you are making changes to the front of your house...this can take weeks. I've just had mine done under permitted development but my dormer is at the back of the house and the builder said 6-8 weeks for the build itself. It only took 3 weeks to build the dormer structure but a few extra weeks to do the internal works, electrics, plastering, bathroom etc. If you get a building company that does lofts day in day out, they will be quicker and than someone that only does the odd loft now and again. Best thing to do is to drive around your area, see if there are similar projects going on and ask the owners they recommend the company carrying out the works, get some quotes in.

Hi Emily, I recently had a Velux 14” rigid tube one installed in my shower room which has no windows. It is brilliant and lets in plenty of light even on an overcast day. The light fitting gives a similar level of light at night. The cost depends a lot on the amount of tube needed - mine was £450 from roofing superstore who were really helpful and gave lots of advice. I can’t say about fitting as it was part of a bigger job, but was apparently easy for my builder to fit within a day and wasn’t done as part of re-roofing. You can't have the dining table and the kitchen adjacent to each other as 5 metres is not wide enough. Hence why I moved the plan around and the positions of things to give you more space. I don't like blocking the flow front to back by putting the Utility on the right immediately. Gaining more length will also help my type of layout as i mentioned earlier. I think you have to compromise on the snug or the utility / downstairs loo area, as the house isn't wide enough for both. Since you already have a lounge and a utility / downstairs loo will add more value, i'd go for the latter. I'd go for this type of layout at 5m extended . No snug..........you don't really need it. If you want all of the above accommodated, then you'd have to go out to around 7m. You may also find difficulty with the plumbing, so, even though I put the option of the utility and toilet on the left in my previous render, i'm not sure it would work. ( it's possible ). You would end up with something like this, but also bear in mind, that due to the depth of the extension you will need a sky lantern in the roof on the left as the snug would be dark without one.
