Roof leaking in. Advice please!

We have a pitched garage roof which has been intermittently leaking, only when very bad weather. It’s been partially re-felted a few months which hasn’t solved the problem. A roofer came today and said the pitch is too low for the tiles that are on and need replacing in full with a tile designed for a smaller pitch. Does this sound reasonable? I’ve had 3 roofers around and nobody has yet to mention this, they have just suggested replacing all the felt and replacing broken tiles. Thoughts appreciated.

Hi,

Its hard to say without seeing it in the flesh or knowing the construction. One thing I would suggest is move the downpipe (first photo right hand side of window) and move it to the front elevation and add a spout so it feeds in to the gutter. At the moment it looks like it ejects on to your roof right by mortar bedded hip tiles which means the water is probably getting in under the hip (corner junction) and exacerbating the situation? Check the condition of the guttering on the main roof over the garage to make sure it isn't blocked or leaking at the joints too.

Hi I would put a planted green screen of a nice flowering hedge which also has berries in the winter like Berberis. It will give you privacy and its not totally solid as a fence or wall would be and will give a much softer look. It also gives security as it has small prickly barbs You say your window sills are too narrow to take window boxes so why not put a nice long wrought iron planter under the full width of the window, attach to the wall, (It looks like the windows are quite low) or if not put a free standing planter under the window. I would not get rid of the front lawn and just have concrete slabs as you already have all the drive paved, it will just look like to much concrete and harsh unless you add some plants or create maybe a circular flower bed Too much concrete prevents good drainage too Adding a porch would be a great idea, perhaps just glass which will give a modern contemporary feel Also once you have changed that paint colour it will look a lot better

I would find a great builder with links with a structural engineer to help you see what might be possible and how much it would cost. When you know that you have sufficient funds to proceed you should then consider the creative side of things. You can explore layouts with a designer, concept planner or architect. The architect may be the most expensive option but you would have their technical expertise. A concept planner sells only design but you can explore many layouts at a lower price point than the architect. A designer can work in the same way as the concept planner but can also help with the finished look and procurement. When selecting which professional to work with you should think about whether you will need a project manager for the build and if you want the design professional to take on that role.

Hi Emma. No expert either and sorry if I’m being the bearer of bad news but it looks like you’ve got that spray foam insulation on the underside of your roof tiles which can making roof tile replacements very difficult as it sets rock hard. As you have a leak and water is getting inside the roof void then this can also create extra problems as the water vapor cannot evaporate as easily and therefore create damp conditions which (in worse case scenario) can lead to rotting timbers. With regards the bodged aerial cable then I think Sonia is right and that it should be tacked to exterior and come in through the wall. As to repair I’ve no idea but I’d definitely get an opinion from a professional roofing firm. However a friend of mine managed to bodge a repair by inserting some sheets of lead in between the tiles, not sure a roofer would recommend that tho :)

Seating needs to be central really as we need some sort of sideboard/dresser against LH wall. If more space is needed could always reduce length of the kitchen unit run along back wall. That offset pendant looks interesting, thanks - I'll look for one in brass.) I was wondering if such a light existed that can be hung both sides of the window to meet centrally and hang below it (I've been unable to find such a thing though!). Another solution might be to replace the two Velux windows with a larger, single one in the center. But from a design perspective, may this look awkward?
