Help worried my patio has been ruined by tradesman today!

Hi there

I would love some advice. I pressure washed my patio and some of the pointing came out so I got someone round to repoint it today. They used a 6 to 1 dry mix using cement and sand and then sprayed it to set with a light mist with a pressure washer.

Sadly this was done several hours ago and there is a light orange film all over it and it does not look like it did. I have looked on Google and some sites suggest if dry jointing is not removed properly it can stain permanently. I am very worried

Here are pics before and after the after does not show just how sandy the look is.

Would be so grateful for advice. I cannot get hold of the tradesman, phone off.

Difficult to see exactly what the staining is but I suspect its only the sand used. As it looks natural stone I personaly would leave it for a few days to harden and then try some dilute patio cleaner and then jet wash it. Afterwards some sealer (for natural stone) would help protect and enhance the colours.

I think this is completely to be expected but urge you to not worry as it’s only temporary. I am sure that if today you sweep off excess sand it will look better. I would also remind you that your stone will look more yellow when it has been saturated but it will soon dry out and return to a greyer colour.

I have two to do more, but i've had enough for today, practically all my wall done, i havent taken a picture yet because its a mess on my table and i cant be arsed to tidy up. I have a banging headache from this paint and the white spirit used to clean, have turned off the music and just need to sit in a quiet room for now.... lol I will post a picture when it is tidy and have finished my second frame! Might do it later, or leave it for another night...

Bearing in mind that you have young children, the focus of the garden in my opinion should be on them. A small patio/dining/relaxing area for adults near the house, and perhaps also at the end of the garden would be lovely. I would also have most of the garden redone in grass (real grass!) with room to play. And I would keep the fence... its the most practical having children near a river, even if they're not babies anymore. I would probably break up the unusual shape of the garden with a few pots, planters and borders 'sticking' out into the garden so the eye is drawn away from the sharp, narrow end. I agree with what was said above though about just living with the space for a bit and seeing how you use it.

Help with corner glazing in extension plans

Hi, We had a feature corner window in our design. Originally it was meant to be a custom glass unit just as the one shown with a cantilever beam. However, the cost of the glazing ate into our budget and would have compromised on something else. Anyway, we went for two separate standard units with a corner post (take a bit of weight but more to join the units together). This worked out much cheaper and still gave us the finish we are happy with. Think it was around £1450 compared to quoted prices of £5000-6000. The builder was reluctant also, but if its in the plans (steel calculations) and they have quoted for it then there should be no issue!. Just having a second look at your plans, the one I would be worried about is the run of glazing (opposite your patio doors). A cantilever beam needs to be much more than the length of the run you are showing from what I understand of engineering. So not sure how they architect/structural engineer have accounted for that!....from my experience. Architects can sometimes get carried away with a design without thought about such practicalities. I would go back and question this design element...Builders vs architects!

I completely missed that! LOL. Mornings ;0) - the door will indeed be painted the same colour. I just took it off to paint all the door frame and it’s on my list for the next rainy day (been starting the garden tidy up now the patio is done as it’s a mess!) Only pain is that from the hallway it will be painted a lighter colour so now I have to sand down all the drips on it and the frame as I made a mess, ha ha. Would have loved dark doors in the hall BUT it’s a tiny space with barely any natural light and has 5 doors in it!! (Bungalow) pfff. All wood so have to paint them (horrified smiley face inserted here!!)

As mentioned, dilute patio cleaner or even vinegar will break down the thin layer of cement that is binding the sand onto the surface, then wash it off. If you are concerned about losing the patination, I have used a mixture of soil and compost made into a slurry, spread it over the surface and let it dry then sweep off the excess. What is left behind provides colour and nutrients for lichens, algae and mosses to grow back.

There are other things but that is the simplest.
