Hi Denise I have just ordered shutters for my house for all the front windows which is costing around £1000 and roughly 8 or 9 square metres I'd estimate. However this is for DIY install shutters from the California Shutter company who have been recommended by a friend who uses them regularly, they aren't arriving until first week of December so I can't vouch how easy they are to fit yet!. They're prices start at £125 sqm in the sale at the moment. http://www.californiashutters.co.uk/ Take a look at Nina Campbell's Pagoda Garden fabric it's similar to your original accent fabric in the photo, although I don't have a sample to hand just now. It looks as though it has the stronger bluer tone you need to stand up to your walls. http://shop.ninacampbell.com/nina-campbell-fabric/autumn-2006/pagoda-garden.html I recommend a sample of a velvet or woven chenille for your footstool such as Osborne and Little's Peregrina F6350-07 or Canaletto F6142-10. These are contract fabrics suitable for upholstery which I can supply. Also Osborne and Little's domestic fabric Brehon Linens in F6520-20 is really gorgeous with lots of blue tones in which I feel would complement your scheme. Finally Sabi Addo F6272-08 is a really luxey light reflecting velvet and Rondelle Takarshi pictured here: http://www.osborneandlittle.com/products-and-collections/fabric/autumn2012/rondelle/tarkashi?id=2c149a3fd57045fd971eb480ac6a2b06 is a beautiful cut velvet for amazing cushions or throws if you are looking for that extra wow factor! If the blues become to silvery or yellowy you could always add in a neutral colour as I have done in my Coastal Scheme if you look on my profile. Guide price is really just the same as offers in the region of, they're expecting something around that Mark. What area of the country are you in? House prices have risen so much, particularly london and the Home Counties over the last couple of years that you will pay so much more. We started looking in South London c20months ago and could have got a 4bed house on our budget and it's now down to a 2 bed flat although we moved locally in the end! If she needs a quick sale she may be willing to take a lower offer. Estate agents typically value domestic properties based on comparable sales in that location over a period of time. Therefore you should expect a valuation to be a reasonable reflection of its market value however agents may over value to appease clients. If it's grossly overvalued, it should be identified in a mortgage valuation. If you want to put in a lower offer do some homework to substantiate your offer, ie details of the costs of all works to bring the house up to a good standard, rather than to your taste, and details of all comparable properties that have sold in the area over the last 18 months. If you do present a good case and it is overpriced she may be willing to drop the price.

Hi Beano mulling it over but I think I will keep the actual drawers vintage brown with the rest dark blue/matt black. Trying to source handles as the current ones for the most part are shot (even though I like them) The room I think I'd hoping to be dark blue with a pale wall and possibly a papered feature wall?? Still planning and strippjng paint. putting together a mood board at the moment.

Not all things are made equally. That why you can buy a TV in the supermarket for £300 and another similar sized TV could cost £1000 but have better picture quality etc. So I think you need to better understand the items that seem expensive and framed that way I’m sure a professional won’t take offence. It might well be they are better than your googled items. It might be that the cheap choices are not actually available at this time. Realistically most interior professionals who have premises, have sample books for you to view (often £80 each), who offer design advice and after sales care will be looking to add 40-50% to cost price and then adding VAT. So if you are seeing what appears to be a 15% mark up on some items they are clearly passing on the discounts they receive. They receive the discounts because they do volumes because they have their premises and stock and spend time with their clients. So internet shopping and dealing with a professional design studio are quite different. I think sometime people see a potential internet saving but don’t always get the same product (I have a friend with mismatched ovens because of this), don’t factor in the inconvenience of waiting in for deliveries and they don’t factor in the installation cost plus they don’t get any after sales help on their internet purchases.
