Summer House Planning - Ground Level?

Hi,

i am looking to have a summer house at the back of my garden.

I have made some enquiries as to whether I need planning permission and apparently I don’t provided the height is below 2.5metres. Is this correct?

Also, the height cannot be above 2.5m above ground level. But, what is classed as ground level?

The reason why I am asking is, when stepping out onto my patio area from the house, i need to take a step up into the lawn area to the shed at the back. Therefore it is slightly higher than the Latino area.

Can anybody advise?

Permitted development says 2.5m height but not all houses have permitted development rights- if you are in a listed property or conservation area or some modern housing estates with certain restriction in the deeds you may not have the right- a call to your local planning office will let you know. If you don’t have the permitted right this just means you need to apply for planning- the prettiest summer houses with shingle roofs seem to have a steep roof pitch and therefore a taller overall height so you might decide to apply for planning to have one of these.
The 2.5 m height is based on the ground level- beware that the base will increase the height of whatever you purchase so you may have to strip off a little soil to put in a hardcore layer to sit the summerhouse on.
Lastly my Mum has just bought a very cost effective summerhouse from Dunster House and it looks great so you may want to look them up.

Some great comments on this one, we would definitely agree with the comments regarding the study/office entrance, your designer has got that spot on. With regard to the rear open plan area, perhaps another change in levels could give you the bit of 'zonal area feel' you are looking for? There would appear to be a support post/pillar between the living sitting area and the kitchen, this could be used as a step from the higher kitchen area to the lower sitting/living area? It would be easy to achieve, simply remove one step from the current staircase to the rear of hallway and place it around the support pillar/post. This could help combine the best aspects of both your designs, just some food for thought!

I don't really understand the "walk through cupboard into larder space". The plan just shows storage either side, would you not be better just having a wide larder unit? Agree with Jonathan re range and integrating fridge. Only on the assumption you won't be using both dishwashers at the same time, I might swap the one in the corner with the bin (so you're not dripping mess on the floor and DW's in corners are trickier as you can only stand to one side to stack etc) and move the other DW to the island but also swap the side of the drawers. It would be a major trip hazard though if you do use at the same time :) Given you have 2 DW's do you need an extra fridge in the utility? something like Little Greene French grey/pale may work for units, which is a Victorian paint colour. You could have oak on the island although it's obviously not as practical as Quartz etc. i think a butlers sink would also be more in keeping?

I can strongly recommend open stairs - you will be amazed at how much lighter the hall area becomes, as well as feeling larger. The suggestion of pocket doors is also something that I did and have been very happy with. Second the suggestion to take kitchen cupboards to the ceiling - it makes the room feel taller and that space is really only used as a dust/grease trap otherwise. Finally, you don't have a downstairs toilet: assuming you don't intend to keep a car in the garage, why not think about that area for utility and toilet, plus maybe a study (or playroom if you have kids). Edit: I just saw that you don't want to mess with the concrete slab, which is sensible. Depending on how the soil pipes and sewers run, a toilet could just back to the wall in the current garage area. By the way, check how the heating pipes go. My house was built in 1980 and heating and plumbing run within the slab. It was only when my water bill suddenly shot up that I discovered a leak - a poor quality copper pipe had failed. Very expensive!

Hi Mark, I had a garage built in my back garden last year and the height restriction was 2.5m, so it has a flat roof. I was also restricted to 30 sq m in total for permitted development, which was plenty big enough. You will find all this info online at your local Planning Office, I also rang them to check it was so, and it was. The only thing with Permitted Development is the planning office won’t put anything is writing, so a tad daunting! Most of my neighbours have garages out the back accessed via a service road so that was reassuring.

Forgot to say it was measured from the ground it was built on. My deck area and access to house is lower, but that is irrelevant.
