Move kitchen into middle reception?

On a previous post someone had suggested to me that I move my kitchen into my dining room and opened up the current kitchen and rear sitting room for a dining / living area. I’d dismissed it at the time but now wondering if it’s not a good idea after all. Has anyone lived in a house with that layout? Is it odd? More worried about how it'll work for us than resale appeal, although clearly don't want to make the house impossible to sell either. Dining room is 3.5 x 3.5. Could investigate removing the remaining wall between the dining room and kitchen to make it one larger dog legged room, and possibly put a breakfast bar there instead. The plan makes it look as though that wall is very small when actually it’s probably closer to 2m across.

There is currently no access to the back from the hall, that’s blocked, you have to walk left through the dining room, so we'd need to consider the best way to access it all

I think the opening between the two spaces is so large I don’t think you would feel disconnected from the kids and you would certainly be close enough to keep an eye on them.

Yes this is exactly what I was thinking, thakyou for creating it in a much more professional package!! It may have been you who made the original suggestion to me actually Jonathan so apologies for dismissing it first time around! The more I've thought about it the more I think its a better solution, otherwise the current dining room will just be fairly redundant and we won't use all of the space. Also really like the position of the downstairs loo you've suggested, but suspect the budget won't stretch to that and its current position will be a compromise we have to accept....

this is a Victorian house split into two flats (maisonette) and is on a curved terrace, hence the wall. We are purchasing the 1st and 2nd floors. Regarding the fireplace, there are 4 fireplaces, one in each of the current rooms. Our option two draws a line from the edge of the stairwell to the top of the bottom left fireplace - giving us a 21' x 18' reception area (living room and kitchen) with a stairwell. We'd spend most of our time in the kitchen dining area, but also want to be sure we optimise the resale value. Hope this is a bit clearer. I have drawn up a couple of ideas in magic plan, but using the free version so not sure i can share.

Thank you for details. In general, location of areas is chosen fine, especially if you want to keep dining and kitchen separately. Although I will have couple of suggestions for you. I would consider more space for your dining/kitchen area. Make it wider and add at least 1m-1,5 m. You have double doors to the garden but you don't leave enough room to walk around table. It can be a nightmare to move chairs if you need to pass, even simply for the reason to open or close windows with curtains or blinds. Looking at lounge areas: two large sofas will look bulky, especially in the area, which you plan to keep neat and clean. It means it should be as functional (when you need it to be) as to be out of your way when you live your life. From here, I will recommend to choose corner sofa for your sitting room and a large footstool. It will allow you to have open look on interior and area will look larger, welcoming and you will have more seats for family hours.If you like armchairs, then have a look at next layout Second area doesn't need large sofa. A set of chairs will look much better and will be more functional. Hi @Ollie Chambers ah we still haven’t started the work! Mainly delays due to our indecision! We’re starting February now and have decided to go with the kitchen in the ‘middle room’ and the living area in the 3m x 4.5m extension with sliding doors across. The main issue is still the extraction- it’s not a huge space so hob not too far from doors and as having sliding we can open just slightly and have opening roof windows in extension. We’re also having a ducted extractor fitted which will go through the utility (through ceiling) to outside. This can be ducted for 5metres (reducing by 1.2 for every turn) would be too far for you as yours is larger than ours? It’s going to cost quite a lot and we’re still exploring this as I’m not convinced it’s worth the cost as I guess the further the distance to the opening the more reduced the extraction. We cook a lot so we need a system that works. It’s not perfect I’d much prefer to have a window/outside wall for extraction but we have considered every other option and this one suits us best. I think it will be a case of the doors being regularly opened! I don’t have any floor plans etc but am happy to send you some and update you when the work is complete.

As I mentioned you could go further with the Open Plan idea. I decided not to put the doorway in the 'new kitchen' ( old dining room ) in to the downstairs cloakroom and use it as a Utility because:- The shape it creates would mean that it wouldn't work well as a combined loo and utility, and there's no need for a separate utility with a large kitchen and integrated appliances It's better to have a downstairs loo and cloakroom than a Utility and no downstairs loo. It's not great to have the entrance to the loo from the kitchen. . This is what it would look like. I agree with Jonathan on the size of the lounge. I think if you go more open plan as above, it will seem more spacious without doing to much work apart from a steel and removing the large portion of the kitchen wall. You could have gone completely off the charts with it and done something more like this:- However, I think the plan with the kitchen on the left and just opening it out more works just fine and involves a whole lot less expenditure!

A macerator allows you to put a wc just about anywhere and makes it cheaper to install. But you do have to educate the kids to not put anything down it that they shouldn’t as repairs can be messy.
