Comments (6)I would suggest handing the FF the other way - aesthetically looks better paired with the pantry that way - and allows you to open both to see what needs to be restocked or to decide what to cook etc. Also for aesthetics, have the drawers either side of cooker both three drawers and the odd one other side of pillar as a two....See MoreSome help with open plan layout for new build pls!
Comments (10)Hi Jonathan. Thanks for the replies - they got us talking about a bunch of things! We totally agree about the entrance to the living space - it is too crowded - and the utility room does seem overly large. As a result we're now thinking of broaching the following with the architects. Mirror the stairs mum has on her side to where our current utility room is. They don't need much space which allows for the adjacent study to grow. They would also no longer encroach on the hallway - allowing for a wider door and wider access to it. As an added benefit the stairs would exist facing a better direction (towards the familly bathroom) on the first floor. Potentially this could be three wins! This is the upstairs plan, btw, with the stairs ending facing a wall: The utility room would be moved to the front of the house where the wc and cloakroom are and while we would lose the outside access, it would be close to the front door to get the dogs in quick. The downstairs wc could then go under the stairs? I think that would work. I like the idea of the seperate games room but my better half has vetoed it. She's adamant she wants it in the main social area. And mum was toying with a bedroom downstairs, but would rather the space for other things. It is a good suggestion and one that i've echoed, but she is strong willed and knows what she wants (I wouldn't have it any other way!). Comments (9)Hi Julie I think you’ve probably hinted at this yourself but you might be trying to squeeze too much into the space. It’s a good size room so you really have the opportunity to create a feeling of space. Re. the oven, I think that a tower with an eye level oven will actually balance the fridge freezer tower at the other end and will look fine. More practical to see food while cooking and considerably easier for handling. Also gives you the opportunity to have a 1 and a half or double oven which is well worth it if you can stretch to it. Hold firm with the hubby on the breakfast bar. Do you really need it when the dining table is less than a metre away? Far better to have the space to stretch out at the table which currently looks tight as others have said. Do you already have the sofa? If not, I would be tempted to buy a smaller two seater, an armchair and a footstool so you can be more flexible with the furniture. A large L shape like this will block the room off whichever way you position it and impede movement and make the room seem smaller. I don’t think anyone else has mentioned this but it might be worthwhile rethinking the lighting plan. I’m all for downlighters in the kitchen area but not in the living and dining zones. A really attractive statement pendant above the dining table would look great and if dimmed, give more atmosphere when dining. Similarly in the tv area, a pendant would look good or a smaller number of downlighters and functional dimmable floor lamps for atmosphere when you are watching tv or function if reading.
