Hi Jason.

I believe the actual usable floor space is about 12' x 12'. There are built-in book cases around the perimeter. Hope that helps.

Thanks for the replies. :) I'm not sure if kitchen in the hall is feasible? I'd have to go through the kitchen to access the other rooms or it would be a small kitchen in the corner. I spend a fair bit of time in the kitchen so would probably prefer a decent size space to a second bedroom. The ensuite in the dressing room is something I've been thinking about :) although it's only a one bedroom flat so not sure how much it would add. It would be handy though!

Hi Lindsay, I don't think that your mirror is too big but as Fiona said it's a bit lonely on the mantle. You might want to "anchor" it, below is an example of what you can do. I don't have a software to do this so I used paint, hopefully you can look past the badly executed demonstration and see the idea behind all this ;-) Basically you want to balance the mirror with other pieces and give a bit of height to the whole look. I took the lamp and decorative lantern from the Houzz shop and tried to keep with a style that you might like, but obviously this is just to show you what you can do. I also 'painted' the inside of the opening black so you can see what it would look like after you remove the gate. Have a nice evening :-) Mehdia

Please don’t use 6000k that’s super bright white like an office! You want 3000k or even better 2700k. I would suggest thinking about having lights at different heights. Spotlights and LED strips are both ceiling height so make sure you have some lights lower down too. Wall lights and pendants, but also a few lamps on tables. Or plinth lighting (not a fan myself but it does give that low down light). Lights built into any built in shelving. Definitely have undercabinet or undershelf lighting in your kitchen. Lower down lighting sources make things cosier. If you want the lamps to come on with the main lights rather than going around switching each of them on, use a 5 amp socket wired to the lighting circuit.

Ask your self if the kitchen is actually a good kitchen….. if you need a utility room next to the kitchen for additional refrigeration or storage or additional work surface then it’s not a good enough kitchen for you. Ideally the utility should be just a laundry room in which case it’s best near the bedrooms upstairs or at least near the bottom of the stairs.
