Please share dimensions of structure.

Curious to know building dimensions as well as roof height. Thank you!

Outdoor living space was 32’x24’ and carport was 20’x20’. Probably another 500sf of patio that’s uncovered. Roof at its peak is about 16’-17’

I think the plan looks more like this?? Therefore, the plumbing is at the rear of the house as you'd expect. Thus the kitchen needs to be near that. So, i'm guessing that you may have room by the stairs for a little window or possibly a light tunnel. As you say the back garden is level to that floor, i'd put in french doors for extra light at the rear. I would not knock down the wall between the dining room and the corridor as, with the kitchen the other side of the rear, you will have no view of it from the relaxing area behind the dining room table - I would also retain around 500-600mm of the wall between the kitchen and the dining room so that a structural steel can sit above it without ( hopefully ) the need for underpinning or a party wall agreement. - ALWAYS CHECK! Hi. I'd remove the breakfast bar. What may work is wooden shelves either side of your tall units using infills at the side so effectively a mix of these 2 pics. Use the shelves for stacking your bowls and plates etc with a couple of decorative accessories. I can't quite see though whether this gives enough space for the sink? Do you also have a row of plug sockets either side? If this isn't do'able what may possibly work is If you continue the worktop under those 2 cabinets. I'd get a tester of a similar colour paint and just paint underneath to see what you think. I'd then just a splashback behind the hob. I'd then add texture for accessories as colourhappy said. The lights don't appear to be placed suitably for a pendant so perhaps a swing arm or arc lamp over the dining table will add interest and height.

Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. I have had time to digest what you all said. Yes, that's a hallway. ... I caved! haha ... but at least it's not a pointless one at 1.8m we currently bear. We like our open central living area, and dining at the back of it, and will do so while ever there is no "upstairs". I have drawn in where a bedroom used to be in the living room. I've slimmed the bathrooms right back, to one with a bath, one with a shower, distributed the sizes to not interfere with the laundry door being opened up if the second bathroom was removed, and lined up the "supporting" walls between the bathroom and "our room". The hallway will offer the privacy for the end room that opens onto the garden, and at the same time it can be seen as the master with en-suite... not that we will use it for that. The location of the bathroom is and has always been awkward to get to, requiring a long walk... but at least there will be TWO... but I may very well continue to place the door off the living room and not the hall due to wishing to make the access easier for guests and the 3 bedrooms it serves. All this does bear resemblance to the original layout, but should stick with what works and not fight this awkward house too much. The additional bonus is it is the minimum building cost and effort entailed. I believe it scratches some itches in regards to better bedroom sizes, segregating the placement of bathrooms a little more, and the future flexibility of moving the living area towards the garden end of the house.
