Comments (72)Hi Darren, having seen the photo's of the neighbours, no you may not have problems with planning. However, I don't see how this will solve your initial directive. You wanted a social space connected with the lounge. Just making the kitchen bigger I don't think solves this. I also do not think that the majority of people these days just want a big kitchen, they, like you want more open plan / broken plan living, thus putting the extension at the rear makes the most sense. I think you're going round in circles and making this a lot harder than it needs to be. There's enough room at the back for an extension, which gives you great space and lets you keep the garage. Comments (42)Hi tani :-) the system will works with any tile as long as it has a rectified edge and is 20mm thick for strength! Tbh they are an added extra but the thought of being able to lift and lay them where ever I liked really appealed to me, plus the extra for the system I can save in labour and do it myself! Comments (15)I agree with stealing the hall into the open plan space - although that might involve steels if there are supporting walls. I;d also put the kitchen where the dining is and keep the solid section of wall where the soil pipe is - incorporate it into the kitchen design - have a big picture window in the kitchen side of the room and then open up the dining/lounge side with big patio/bifold doors. that should minimise moving soil pipes/drainage and make more of the space. Comments (3)Option one looks achievable and won’t impact other areas adversely. Option two will make you garage obsolete, and only gain you a room approx 2mx8m . Unless you bring garage into front line of house and the use the rear of garage as garden room /gym ( no plumbing on that side so not much other use ) but I don’t think this will add value. Option three needs exploring. Yes would make the space more 2021 but will that add value ? Might make it more saleable if you stuck with neutral colours and style . Think who you are selling too. Parents with stay at home teenagers/young adults … ergo bedroom space and car parking are premium bits - so my vote is option one - with option three if needed to sell .
