This video breaks down each section of kitchen planning and what realistically you should expect to budget. I also cover the areas that may be forgotten when you set your budget.

Todays marketing can be very confusing for consumers. We often see posters saying this kitchen is £2500 etc, and these figures stick in our minds, but what you can’t see

is that this cost may be for 6 cabinets and no panels, plinth, handles or worktop. It’s all very misleading and so I wanted to create a clear and realistic video to breakdown each cost when budgeting for a new kitchen.

Have you looked online at kitchens too ? There are some good sites to look at. I would echo pretty much all the above, which highlights numerous issues. There is no disputing the benefit of a senior architect where money is no object, and you are in a position to appoint them to make regular site visits. Unfortunately, this is not always the case, and the initial design intent is lost, resulting in decisions being made by the builder that jeopardise the overall result. Approaching a builder as the first point of contact carries considerable risks. As stated previously, they will tweak the budget to suit the figure you disclose at the quoting stage, and strive to maximise profit - during the build by using cheaper products (typically promotion at builders merchants, e.g. flooring). Design and build companies often tend to be a general builder who has a relationship with a architectural technician who will draw up plans to suit the builder ... facilitating the project being completed in the quickest time, with the greatest profit. This will typically be achieved using bog standard products available at builders merchants. This may suit many, but perhaps the fact that you are even on this site suggests you maybe after something a little bit more special. The immediate example that springs to mind are doors/windows and kitchens; items that can be sourced at builders merchants, but by up-speccing slightly to independent sources will greatly enhance the finished result I am a great believer that you do not require too many 'wow factors' in a space. Everyone's aspirations will differ, but common themes include maximising natural light and improving the flow. A good designer/architect will prise out what is important to the client, ensure these needs are addressed, and introduce elements the client wasn't expecting, e.g. lighting, storage. BEWARE! Some designers/architects may have aspirations to achieve awards, experiment with emerging products, or simply specify high-end products for every item, which may stray from the initial brief and completely break the budget. I would suggest a young architectural practice may be most suitable for your project. The chances are they would be not only more cost-effective, but the designs more cost-sensitive (possibly having recent experience on their own properties). They would possibly be particularly keen to ensure the design intent is not lost by making more regular site visits to ensure they have high-quality projects as they build their portfolio. I don’t think you’ll be too far off with 50k + contingency. We’re having something very similar done in Cambridge (also not a cheap place for this kind of work) and our quotes for the build (including glazing, plumbing and electrics) are around the 50k mark. We’re extending out by 3m but our overall width is 7.5m so slightly narrower than yours. We’re also having 6m of bifolds across the back wall which aren’t cheap so if you’re not fussed about bifolds that might be a saving for you. I would get a couple of architects to quote you for doing the drawings. The quote should be free and they will usually have a good idea about how much it would cost to build. Tell them your budget and they should be able to advise what you can and can’t achieve. If they all say it will cost more than 50k then you haven’t actually spent any money so haven’t lost anything if you don’t proceed at that point.

I think if you're set on knocking through into Dining room then the cooker has to be moved! Not convinced you'll have much more worktop space tbh - but you'll also have dining table right there to prep food and do some baking with kids. You'll get four 600mm cabinets along the 'new' wall (where the radiator is at the moment) - tall fridge, 600mm drawers, cooker, 600mm drawers - so you'll have space either side of cooker. Plus you'll get another cabinet or two (depending on how big) to the right of the sink. Or you could add a little peninsula there (where the wall is at the moment) to provide more worktop space and undercounter storage - couple of bar stools on the dining room side? Just make sure there is a minimum of 120cm space to walk between each run of cabinets.
