Hello mrjohnnyd & Sarah W, You're right to think about overheating. It's a huge consideration for home extensions as skylights in a pitch roof for example, add up 40% more light than vertical windows - so yes, they will generate more heat too. There are a few things you can think about to mitigate solar gain in the hotter months: * Internal/external blinds to prevent solar gain. This is the most pocket friendly option * Opt for a glazing that will reflect UV rays * Choose skylights that will open and close, of course. There are slide open and hinged options, and roof lanterns that have opening panes. It's a good job you'll have vertical windows. As you mentioned you can throw them and your upstairs windows open once summer arrives to create a chimney effect. Pros Fantastic way to improve the appearance of a flat roof extension, providing a striking centrepiece Opens your ceiling up to the sky, maximising light flow Makes rooms look bigger and brighter instantly. Cons Heat loss - of course, incorporating a roof lantern to your extension will result in more heat loss than just a flat roof, the same as putting windows in a room does! Including a roof lantern opens up the room and gives a feeling of space. Our roof lantern system is thermally broken and addresses the issue of heat loss well, with a high thermal performance and overall U-value as low as 1.2 (0.7 with triple glazing) Cleaning the glass - our roof lanterns have self-cleaning glass Expense - an aluminium roof lantern is perceived as a high value product; we can offer a very competitive quotation! I agree, you need to speak to your architect. 7m does not sound a lot at all if you want a traditional looking orangery however given the depth of the room, the doors and windows, in theory I doubt you need any type of roof light. My brother built a 8 x 6.5m extension for his kitchen. On the 8m wall he has 5m bifolds and a window either side. He put in 2 lanterns of 3m x 1.8-2m. He designed the extension himself and his one regret of not using an architect isn't he hadn't considered the amount of heat and light that would come through the lanterns. His floor and furniture also started to fade pretty quickly so he recently had UV window film professionally fitted which has helped a lot. His lanterns are motorised. He also has pendant lights fitted in them. He's surrounded by woodland but he has a real issue with flies etc coming through the lanterns. It may also be worth speaking to the architect about lighting if you want a large lantern/s and the fly issue if you want to open the lanterns. There are also different types of glass available with thermal qualities, built in blinds etc which your architect should know all about. Orientation of the room is also key ( his faces south btw) and whether you have large trees/buildings etc blocking light.

Try looking on your local selling groups and Facebook marketplace as they come up all the time. People sell then when they get too big for their hours or when they move and they can’t be bothered to take them with them, ha ha. The new bathroom is still a shell :0( It’s been delayed because it’s now an internal room and we have been trying to work out about putting an outside window in ie cost (around £600!) vs is it worth it because it’s easy facing with a house opposite so gets no sun. Would always have to turn the light on - plus it would be above the shower so can’t open etc. Seems a lot of hastle! I have a separate thread on it somewhere... But anyway, we might create an internal window into the utility and borrow the light from the kitchen?? Not perfect but it’s some natural light at least. Will update the bathroom thread as need help with the shower anyway ;0)
