Velux advice (low pitch roof)

Help !

We’ve had multiple quotes for a Velux roof window or alternative. Our roof has a pitch of 10 degrees. Some of the people who have quoted the work, who are Velux installers have not recognised the roof pitch and willing to fit a window. Only two installers noted that the pitch was too low and needs to be raised with a flashing kit.

What should we do ? How important is the pitch ? And what are the options available to allow us to install a window in a 10 degree roof.

Hi Sam,

It is important for a roof window to be installed within the pitches set out by the manufacturer. this is due to the systems ability to successfully drain any water that enters the system.

The guidance to install at a higher pitch is sound however there is a product which can accommodate the 10 degree pitch you require. See link.

Take it from me the pitch is very important.

When we moved into our house, the previous people had put standard Velux windows in the kitchen extension which had a very shallow pitch roof, which resulted in constant leaking and water ingress, simply because the windows rely on the pitch to drain the water away.

In the end, when we had the roof re-roofed we had to have upstands installed which put the windows at the correct angle.

Almost all flat roof problems are due to poor and incompetent installation. I had a 9mx9m flat roof extension build almost 10 years ago using a single sheet of butyl. It was insulated with both kingspan and traditional glass fibre. It has never leaked and the heat is actually ridicules. I have never felt it cold, and my heating bills are very low. Get the best quality butyl sheeting, as thick as possible, and make sure it's nowt joined. If fitted correctly I would be shocked if you ever had a leak.

The problem is the size. They will be very large roof lights and a non-standard off the shelf size. Thus you have no choice but to go down the bespoke made to measure route. Have you tried here:- Duplus They do made to measure If you want a more reasonable price, may be you could consider three or more smaller ones of a standard size?

Consider the way you treat the internal area around the velux to direct the light. See attached photo of an example, the 'surround' doesn't necessarily need to be boxy, they can be angled to let more light in. I'm taking the surround down on the vertical so it merges into wall. I like the idea of them looking like an integral part of the building. I've got 3 78x140cm going into my 5mx4.5m kitchen area and 2 going into the 4.5x4.5 sitting area. If your veluxes are close together you might need different flashings.

I agree with all the advice above and would add, when you have the plans, consider going to see your neighbours in person, (especially the one which will be most affected). Do this before the plans are submitted, or if you have a diplomatic architect, ask them to speak to your neighbours to just talk them through what you plan to do. It usually goes down better than the planning consultation letter just landing on their laps. If they ask, don't feel you have to agree to any concessions there and then, tell them that you don't have any expertise but "of course you can discuss it with your architect". Leave the architect to handle anything contentious as you want to remain on good terms with your neighbour and the architect won't have anything to loose as they don't have to live next door to them. When it comes to the building work, ensure that there is excellent insulation in the roof. There are now super thin insulations that are effective (if you need it to be thin) but go for more than the regs require. Also ensure that the roofing is done superbly, good flashing details, adequate falls etc as this is what lets down roof terraces. Ensure that there is power, water (power safely near the water for irrigation if that is what you are going to have) and if you need it check your internet signal and provide a booster (perhaps in the hall) if it is not good enough. This summer has shown that outside workspace can be a real benefit. When it comes to the finish material, consider Millboard (https://millboard.co.uk/samples) I used the 'enhanced grain' finish. I have used it on three jobs and I am very happy with this relatively lightweight, low maintenance, good quality (not cheap) product. Ensure that there is access to inspect the roof should you need to and clear leaves (it is amazing how many will find their way in-between even tiny gaps) You will probably need less light than you might think (consider your contribution to light pollution). Consider if you can have solar powered lights and water capture for watering plants and avoid outdoor speakers as these really will annoy your neighbours. I love roof terraces as they are usable for so much of the year, often warmer than a lower garden in the winter. Good luck with it. Regina.
