Comments (24)We’re doing one sort of similar, our layout is slightly different as in the kitchen is a galley on the right hand side. The architect is doing plans at the minute. In your drawing, we’d be taking down the garden room/kitchen wall, dining/kitchen and opening the whole lot. A pillar will also be left where your kitchen entrance is at the left side and we’ll make a breakfast bar here. It’s over our 20k> budget to put in more beams and planning is more of a headache. We’ll see what the plans look like for this first though as this may very well change. We’re going to try for a utility also. The architect mentioned going out into the side driveway a little. I’d make your kitchen the whole back room area (cabinets on the far left) and make the sitting room a snug or even a utility room. I’d even widen those walls at the dining/kitchen doorway and you can put doors there for privacy if needed. Close up one of those hallway doors entering the kitchen diner. Comments (3)I’m in a 30s terrace and the houses in my road are all the same square footage but with differing layouts. Mine is like yours, open the front, tiny lobby and stairs. My neighbour, on the other hand is on the end of the row which means she has side access (so jealous!), a wider hall leading to the kitchen and the living is smaller than mine. So if I’m gaging this right, you could push out the wall leading to the living room to give you a bigger hall. Wall is probably load bearing but that can be overcome with a steel. You can then add a post and railings to the stairs and rebuild the wall further back. Then create a doorway into your kitchen. Obviously you will need a good builder to do this for you. Comments (3)Hi Rosey, Hope these answers help: There are plenty of different ways you could redesign the space so it would be good to get really clear on what you want to base designs on. For the drains this is not that unusual, and is likely to mean that it is a shared drain, so it's owned by your water utility company. This might be worth checking. Yes any raised external platform / patio would need planning permission and may be refused on the grounds of overlooking and reducing the neighbours privacy. Comments (7)Hi, how exciting your planning to extend. 1930s houses have great potential for these types of extensions. Having a flush rear could be possible with the correct structural engineers drawings. However as you are a semi, it might be a good idea to check with planning as it may or may not affect your neighbours natural light. As an example; We too extended our 1930s however a detached. Here’s an example of ours and I’ve highlighted where the steel beams where placed (in red). We ended up removing the extra windows that extended out in the rear in order to make the open plan space as large as possible. We also opened up the lounge to living and blocked the door leading to living room. Both structural engineers are right as you have two options, however I would be inclined to go with the option of two steels no pillar which would allow for better use and larger space.
