Comments (8)A belated THANK YOU to everyone who commented. This is the final result. We're super happy with it. Room A north facing "through-lounge" in a new build, 3 bed semi detached house Paint Walls: Purbeck Stone, Farrow & Ball Ceiling: Strong White, Farrow & Ball By the way, the room isn't as long and skinny as it looks in the photos. Painting it all one colour actually made it feel much, much larger. We were really impressed with the quality of advice the F&B staff gave us in regards to colour. I would opt for a L shaped sofa so it frames the fireplace area and identifies that as the cosy living room space and still allows easy access to a dining table by window. Your built in bench is a good idea to make most of the space, could have 2 either side so means beach can be tucked under table when not in use. Get a beautiful oversized ottoman for costing up by fire and a small side table rather than coffee table to maximise the space and maintain the luxury feel. Comments (3)Just make sure you have thought through it properly. Full glass wall along would mean you couldnt have any furniture at all anywhere along that wall, or at least not the last 80cm of length before the doors. It would make the room much colder - vertical radiators (taking up more wall space), underfloor heating? Just a thought - you have a huge expanse of glass/windows at the moment (way more than the average lounge) and you say you don't feel you get a lot of light in....... not sure if full length doors would make that much of a difference. Comments (1)It’s not a big house and I suspect that if you try to increase the number of rental bedrooms you only invite the student market which may not be your intention. You need to make the decision on your local market- I suspect your research will tell you that either no change will increase the rental potential enough to justify the cost.
