Exposed RSJs: What’s people’s experience, what do we need to consider?

I love the look of exposed RSJs. I would like to do this in our kitchen diner extension. I understand they need specialist fireproof paint. Is this an expensive option, how does it compare to just boxing them in? Do I need building regs input on this? Help!

Hi there. The steel frame will need to fireproofed. The level of fireproofing required (e.g. FD30) will be confirm the building inspector. It's easy to do. We used thermoguard paint as the at the base coat and then just painted the beams and columns in black paint. In this project we used exposed RSJs to increase the ceiling height and create a feature. We've used the similar ideas a few times. I hope this helps. Good luck.

The house has been extended over the years at ground floor level in a haphazard manner and has lost its original simple but workable layout. There are two load bearing walls running from the north-east side of the house to the south-west side and it appears that these carry the first floor joists. To create an open plan type of arrangement will entail demolishing these walls and inserting large and expensive RSJ’s and major construction work. The house will need to be vacated for a substantial period, probably in the order of 12 months. I suggest that a more practical solution would be to simply add on to the existing structure and just tweak areas of the existing ground floor. In this way the work can be undertaken without vacating the house and the resulting layout can produce the open feeling the occupants are looking for. A plan showing one such solution is attached although there are several similar variations. Both add-on’s (the sitting area and the new kitchen) could have a variety of roof types but a flat roof would be preferable I suspect. It will also be much easier to forecast the likely cost of the project by extending with new build rather than trying to shoe-horn what is required into an existing area. Several 1930’s houses have been successfully altered and brought up to date in this manner. I absolutely adore shutters. I've no personal experience of installation, but it's clearly very doable, and I just found this great example of what they could look like in your square bay (these are from stylish shutters). Might work best for giving you a little more privacy from passers by too. That said, I also think Roman blinds look fabulous in a bay window, really subtle and very classy, but an altogether different look. Also, during the day, it means you can be pretty exposed. If privacy is important, definitely go with the shutters.

Well our builder/joiner used to be a kitchen fitter so he was going to be fitting it but he’s just gone awol and run off somewhere (left all his tools and taken out money and not paid half of his contractors!!) So we have had to take over the project mid way :0( He hasn’t planned the extractor in otherwise he would have designed and made the roof section the pipes need to go into, differently. So as we don’t have anyone yet who can take over the whole thing - we are trying to work out the niggles as best we can and make life easy for ourselves. The plasterers are hopjng to board in 1-2 weeks so I’m thinking the easiest thing to do is to have exposed pipes which will work with our industrial theme I guess. That way it won’t effect the ceiling as it will just under it.

Hi Sonia. It’s the plant with a name that I can never spell...but I’ll have a go.... tatrapanax papyfirus ‘Rex’ ???? Chinese rice paper plant. Or aka The Triffid! That’s easier to remember. 😉. Apparently they can send out suckers from the roots several meters away so my neighbours might get a few babies in years to come. Can’t argue tho, it’s a fab jungly looking plant. Here’s the proud mum!
