The size of the house? It is 4200 sf under air.

If your bathroom size is 3m x 3m you will be able to easily put both, a shower and a bath tub. As to the toilet going on the wall where window is - it all really depends where the stack pipe is. Naturally it will be much easier for the toilet to be as close to the stack, but you can always box the pipe. Running it fully under the floor is not possible due to the size and can only be partial not to weaken the joists too much. I have drafted a quick layout for you with two options A and B. The difference is that option A has a smaller vanity unit, single washbasin and a mirror, while option B has a larger vanity unit, two washbasin and no mirror. Both layouts give you a decent size (1m x 1m) walk-in shower (wetroom) and a good size bath tub (2m x 0.9m). You can really shuffle things around here and for example have a bath tub by the window (upper corner opposite of the door, where toilet is now on the plan) and toilet next to it (pipe can be easily concealed under the tub). Possibly two washbasins with vanity unit and a mirror to the left of the toilet and a shower opposite to it with potential of having a washing machine (where the vanity unit is on option A). Hello Mrs G! I personally love the tile, it really is beautiful and that's why it needs to be highlighted. Having too much of it will drown it so to speak so I would do either one of these 2 options: 1) Leave it on the main floor only. Then on the platform floor and wall, up to the window, I would put a matte grey tile of the exact same colour as the grey in your feature tile. 2) Or put it only on the wall behind the bath up to the ceiling a bit like this: I really think that's your 2 options as otherwise it might be too much. With these I think you'll agree it "frames" the tiles more so they have a real impact. Hope that helps! Anthony

Maybe go back to where you found this pic ( unless it was Pinterest - as unfortunately everything gets re-pinned on there so many times you can't trace it back ) - see if it has any info on it with regards what's in the photo...........magazine articles usually say where the products have been sourced. For your info, those types of rugs are called Trellis Rugs..................I did a search on google for beige trellis rug, but that one with the little navy bits on it, didn't come up.
