Comments (12)It may just be the photograph but to me it looks as though the floor should have been prepared (sanded down more). It always pays to spend good time on the preparation. The photo also looks like the room might be in shade for some part of the day so might be a bit dark, plus your having a dark sofa by the sound of it. perhaps sand the floors and go for a light or clear coloured sealer not too shiney. Perhaps look out for a large rug as if the room hasn't been soundproofed it could be noisey for the people below and echoey for you. Don't rush and as someone else indicated don't have too much large furniture. Comments (16)Have you thought of rearranging the furniture so the tv isn't the focal point? Furniture against walls can make a room appear smaller. If the budget permits I would add a coffee table to bring furniture into the middle of the room. I would also add a mirror to the dining area to bounce light and maybe install a low hanging pendant light over the table. I would also choose a neutral coloured rug as using a single colour for an item becomes the focal point. Grey is a good modern neutral for walls. If you want to use paper on a smaller wall choose a small pattern that won't date unless you don't mind repapering to keep it up to date. There are some really fantastic papers around at the moment such as chinoiserie, bold contemporary and typography but it depends on your preferred style? Maybe use plain (not patterned as this may date or your taste will change) velvet or silk curtains to soften the room. Use different colours and textures for the accessories to avoid block colours as per comment above. Comments (9)I agree with Red80 re furniture layout. There are lots of good things in this room, I just personally find the cushions and blinds clash with the chandelier and wallpaper. I would swap the 2 geometric cushions for softer patterns in lighter grey/white/duck egg. I'd get something with different textures as the cushions fabrics look the same atm? Add accessories to your coffee table, maybe just a pile of books, a vase of flowers, and an "ornament" in wood/ceramic/pewter etc again for texture. When budget allows swap the blinds for Roman blinds. Try blinds 2 go or Tuiss which is their sister company if you're in the UK. I can't remember the exact price but I got pure silk Roman blinds for 2 really large windows for c£450 which sounds a bargain to me although not yet up:) I agree the mirror is a little high. If you can, without leaving a hole on show in the wallpaper, I'd lower it as long as it doesn't reflect the tv! I'm not sure the pics to the left of the window work as they're obscured by the curtains. Perhaps also a taller vase/pot in the blue for the tv cabinet to detract from the tv a little more? Comments (1)It’s not a big house and I suspect that if you try to increase the number of rental bedrooms you only invite the student market which may not be your intention. You need to make the decision on your local market- I suspect your research will tell you that either no change will increase the rental potential enough to justify the cost.
