Back of the house update. Black windows, bi folds, large sliders, render removed and new cladding. Really updates it in my opinion. Think it fits better with surroundings too.

It is timber and when it fades down a bit it should blend with surroundings. Ive treated it so it shouldn't go grey.

Ha! an idea...one of our houses, the bungalow, is up for sale with Verity Frearson estate agents in harrogate & may give you an idea of what I have done to it. Its been up for sale for 3 weeks & we have 3 buyers in waiting (with houses to sell.) Its on their website & is 18 leadhall drive. When we bought it, it had upvc doors, & caravan windows at the front for privacy. At the back it had a utility room & a warren of little rooms with small windows commanding the best views of the south facing garden. The green in the bedroom photo isn't qyite as vile as it may look in the photo. If i did it again I would probably use steel/ aluminium windows at the back. I also love just one large picture window too. the doors internally, where they are not glass double doors, are the dordogne doors from Howdens which are very reasonable & add seem to suit many styles of houses rather than the usual panelled door. Mine are painted but they can be left wooden. we have another house, a victorian town house, but this is our favourite as it is like being on holiday each morning even in winter.

As you're wanting to change it, are your kids nearing an age where they won't use the slide and Wendy house? You may be better off having this as a raised seating area and putting in a trampoline and a bigger playhouse or something elsewhere in the garden? Do you have more pics of the garden? It really depends on what your looking for

I love a challenge, I would extend the garage to the full width of the property. Re-position the front door to the center with a window and a contemporary wide door as shown. Next I would remove all the hanging tiles and render as picture. For a full contemporary look change the windows to a dark grey profile. This will create internally a larger entrance, giving the owner more internal space, keep it open plan! I cannot see any images of the existing interior to advise a room layout. The back of the property looks rendered....I love the balcony, which I am hoping is off a living room??? Again if within budget replace the existing windows with dark grey profile, put dark grey bi folds where the sliding doors are at present, extend the patio by 1.5 meters, to allow for external seating area......keep it minimal. Spray the existing railings dark grey. A couple of strategically placed large pots with topiary trees.........Your Done!

My daughter's house has a very similar layout. In hers there are part glazed bi-fold doors between the lounge and dining area, and as Jonathan suggested, the wall between kitchen and dining area has been removed, and partitioned by a large worktop/breakfast bar. This works very well and makes it a very sociable area. French doors lead from the dining area to the garden meaning the external door from the kitchen is no longer necessary and so there is a U shaped kitchen unit configuration which is very practical, and the sink overlooks the garden. The lounge can either be cosy, with the dividing doors closed, or when they're open, it works as a big entertaining space.
