Hi thanks for the answer, what was the sq meterage of the site and volume? I’d love a chat as this is the sort of design we want in the UK but we have tough planning laws regards building on green belt land which is what my plot is on. Many thanks though and Love the building

Hi Claire, Do the doors actually open inwards into the room? How about considering place the bed in the center of the room facing the doors? You would disguise the back of the bed with a thin console table which have some dressing style storage (jewelry etc) and can hold some tall flowers and candles to set the mood on entering. There's lots of ways you can add the luxury feel you are looking but this would create real impact and make the bed the real feature of the space. If budget allows I would hang lights from the ceiling ad beside lights and layer up on dressing for an even more luxurious feel. I have attached one of my clients bedroom design (single room re-design package) to show you the hanging lighting idea - if this isn't possible then a well placed small chandelier style light would have a great effect on the space. This is what I just sent as mentioned in above comments ^ I think after a lot of deliberation I am going to tone back my design quite a lot and hopefully build a glass conservatory out in the side return after doing the rest of the the renovations inside the back of the house. This is what I would like to do to begin with: With the intension of doing this after the the above is done: Im just trying to find out from a structural point of view if would I need to add a new steel RSJ in above where the current window opening is in order to put in the french windows, or bottom sliding Bi-folds in, and also find out if I have to move the boiler to make this design comply with building regs? If the answer is yes. Then I think I would bite the bullet and move the boiler and put a bigger opening in here to make something more like this: With a the possibility of adding something like this after the main works had been done: I would like the have a glass and steel conservatory sit on a steel conservatory base that is placed on concrete pads. As a vague vision, (can help on detail if you think ok In principle) Ideally I’d reclaim the annexe for play/music/ kids room and annexe bed add ensuite as use for students. Turn cloak room to downstairs loo access from hall. current student bed into cloak/boots storage and utility. Open up current utility to access new cloak room and if you need extra kitchen space could put larder where wash machine etc is at moment, I would avoid too much wall movement as expensive assuming you need to save the money for new chalet in garden (friend achieved chalet style for around £65-70k). If you have budget I would certainly extend upstairs one side of house to make use of eades and up to full height so you could have as a minimum bunk bed arrangement or 2beds depending ages of your children. Pending budget could look into whether can get another bedroom up there. Obviously this is just a vision would need more detail to confirm, hope you can see mark up on plan attached

You need to consider lots of things when designing overall floor layouts - walkway space, where the sun comes in from, how many inhabitants live here and how many likely guests etc - your kitchen dining for example doesn’t look to have enough walkway space around it and looks too small for six as you’d be overlapping plate space etc etc For projects like this, if you plan to live here some time, it’s worth booking a pro ( like a concept planner ) to either check things through with you, ie working with you to get things right - taking on board all of the info available and coming up with a viable safe design. If you click on my name or icon, you can have a look at the sort of design I’m talking about - as we have some past projects on our pro page. Nb. If this is just a house flip then what ever you do will probably be redone by new owners anyway, so not so important !
