Does the 10.25" height include the feet?

My space can only accommodate a 10" tall appliance. I wondered if the feet could be removed to allow it to fit in the space.

I'm loving all the advice, suggestions and photos. Thanks everyone! Finding it really helpful. The ceiling must remain white because I don't want to have to paint it again. Hellish job! I really like the idea of painting the rail and skirting boards the same as the wall. Would I use eggshell for the skirtings or a matt varnish over emulsion? Suppose either would do the job? Like the idea of using a lighter shade of the wall colour above the rail. I think the white scheme looks super smart, but I might try the colour and see how it looks. Using colour in that space really appeals to me. The wallpaper idea has worked well in our bedroom, it makes the room feel cosy and personal. But, it might be too much for our lounge, which is a much bigger room with a lot going on already. The lounge window faces east so very light at one end, and very dark at the other. It's a cool room during the day, but cosy in the evening with fire lit. If using the wallpaper idea, give some careful thought to your choice of pattern. The size and repeat. It's got to work in a very short area. Would love to see pics if anyone does it though!

Do you need two bedrooms?...... you could make bedroom 2 into a super dressing room, with access from bedroom 1 you could fit it out with ceiling high units on either side this would give you loads of storage and would also remove the entry door. Also reduce the bathroom to a toilet only (always need two toilets) this would give you a bigger kitchen, then block the door into the lounge, this will also give you a better room for furniture placement in there. Good luck, it’s not easy to downsize, just done it myself and we have to remember it’s for out use for most of the time.....this means no bedroom for our Grandchildren, but the love sleeping on the sofas.

Fabulous view! I think you are right to prioritise your children (and dog!) as they do need to let off steam. Your idea of moving all the bins etc over to one side is a good idea. You can then put up some fencing to screen it out of view, but leave access of course. The concrete area is a bit of an eye sore (hope I’m not offending you!). If you have the budget, I would get the concrete broken up and then lay attractive slabs, using the broken concrete as a hardcore base. Sandstone is most attractive and creates a lovely natural effect and it’s not too pricey. Porcelain is becoming very popular for patios and gives a more modern look. You may need a landscaper if you want it done well. That would be a great place to sit out. What aspect does the garden face? This will determine where you place seating areas and planting. if it is sunny where your planters are, then herbs and lavender will do very well. Peonies are not keen on being moved, but I’ve done it and as long as they are watered in well they should be fine. A pergola is a great idea. Choose a sunny spot ( you will use it more). Wisteria are big strong heavy plants so a pergola would be a good sturdy support. Some plants cope better with children and dogs than others, and of course aspect is crucial. Some plants need a good burst of sun, whilst others would wilt and need shadier spots. I am no designer, but I think if, to start, you created planting beds all around your perimeters, say 1m wide, remove the grass, dig in several bags of compost, there you need the right plants in the right place to succeed. That way the middle of the garden can be used by the children and dog. Below are some ideas, and I am happy to suggest plants once I know which parts of the garden are sunny or shady.

Thanks for the replies and good to know the porch is going down well. Good point about the extension window, such as brick above or a slight decorative effect in the way the roof sits above it perhaps? Maybe tie in with the oak porch a bit more but without going too much for the cottage look as I know it isn’t one. Will keep looking at Google images in the hope of spotting something helpful. Mrs Bossy, that website is fantastic and the project they did in Farnham has similarities to our house so thanks for that. I’ve long fancied painting/rendering as the brick is not the best but don’t have the guts or vision. I see that they changed the roof tiles too (probably necessary to get the full effect) so probably looking at mega bucks unfortunately…still, will see what can be gleaned from their pictures. Maybe I can persuade the OH to have a consultation lol!
