Can UFH pipes be repaired?

We have a leak in our new UFH (less than a year old) probably due to a nail thru the ply. We haven't found the exact location but have ruled out any other cause eg boiler. Our builder assures us that the pipe can be repaired but I am concerned that this won't be a lasting solution. Looking for expert advice. thanks.

This does very occasionally happen occationally and why we insist that once underfloor heating is down the contractor only uses bonding above. However can usually be repaired once the location of the leak has been found. (this can be the difficult part). Most manufacturers of underfloor heating systems will have recommendations in terms of repairs and check with them over effects on any guarantee. If the location and / or floor build up is suitable it may be worth considering providing a small access point at any resulting joint so you can check on it in future if you have doubts.

Hello again!! Just short of 2 years later, my den is finally finished and looks pretty much like how I've envisaged it. Few months ago, I was extremely lucky to meet this carpenter who is really good and doesn't mind building my 'designs' :)) and we got to work. After finishing the hall and main bedroom (http://www.houzz.co.uk/projects/723044/hall / [https://www.houzz.co.uk/discussions/colour-for-unit-top-dsvw-vd~2977620[(https://www.houzz.co.uk/discussions/colour-for-unit-top-dsvw-vd~2977620)) we finally started on my den. As you'll notice, in planning the space, I've used a mixture of your ideas above: it has a secret door, a (folding) desk, it's a bit of an art gallery and has a few other surprises! The initial plan had to be altered to accommodate my new hobby :)). Almost one year ago, I had this mad idea to start painting (on) glass and then to make silly clay figurines, so I adapted the space to suit my pursuits (like the slightly tilted shelves for paints, peg board for scissors, top shelf for expo, etc). Plus, you can't really tell which of the panels are in fact secrets doors!! As for the rest, I bought a rubber mat to protect the oak floor and I'm using a trolley for the rest of the materials, so it can easily be moved out the way in case we need access to the back. Carpenter insisted on the LEDs, I'm not that keen on them. So, ignoring the arty-farty clutter, what do you think of my space?

Hi Claire, what is the floor construction on the floor is it joists? there are different options and I have many years experience of dealing with these types of projects. If you are not sure then take up a section and check whats underneath the floorboards. I haven't checked on the plan yet with regard to sqm of area, however I would be wary of electric underfloor heating as the running costs are extremely high unless you have solar panels. Rinq - Perfect, I think you're right, having the warm floor over a large area will still be really nice. Good idea about checking the calculator for the heating requirements. We're being given some hydraulic plinth heaters, including one on the island, facing towards the living room which will heat both rooms up as well. and we can obviously turn them off if not needed/excessively noisy (although I've purposely chosen mostly the quietest ones) Unfortunately I don't think we've got the funds for the initial outlay of solar panels. Maybe in a few years, But yes, I think we'll have enough heat output for the space but just wondered if it was too "weird" to have only part of a room with UFH. Forzaitalia - I'm sorry to hear your step-daughter's electric UFH stopped working! that must have been so frustrating after the cost of buying it and installation! Did she manage to claim her money back under warranty?

hi Frances, I think you can certainly retain the ufh and install an island. the main think you will need to ensure is that the ufh will be sending heat under your cupboards, so it may be worth getting this heat out from under the units by having through ventilation in the plinth of the island. if your builder is aware of the ufh, which will be laid in a screed, they should be able to carefully break out the screed using hand tools and still keep the ufh in tact. it just needs a forensic approach. The ufh will probably have around a 30÷40mm cover from the top of the pipe to the top of the screed. If the distance is worked out you can mechanically cut the floor without damaging the ufh and then install a cable in the run to pro ide power to the island unit. if you are moving a cooker to the position you may need to move the dedicated supply cable. if the supply line is run in an armoured cable you can install it without a conduit and it will still have good mechanical protection to the cable. hope this explains the process without being too technical. oh and one past point - in the final island unit you may find that you need to pick the items you store in the area as it will be hotter inside the cupboards due to the heating below. best Rowland
