HELP! I don't know where to start...

I need (mostly open plan):

a large kitchen with an Island (incorporating a utility area/larder/pantry)
a lounge
dining area
small downstairs toilet

All measurements are accurate, 537x851 - the boiler is in the cupboard under the stairs. The kitchen is currently at the back left of the property so I'm thinking of leaving it in the same area.

Maybe the kitchen could ne roughly where you suggest and wrap-around the boiler cupd to form a breakfast / dining bar .....??

To keep a sense of the space, probably best to go for full height larders and worktops and dont have any wall unit showing if you can, This makes it feel more open and functional and contemporary. Your WC will be determined by existing floor structure and existing drainage runs... for hygiene you should have two doors between it and the kitchen. and also think of space hierarchy. If you want to look out the back patio doors then move the wc to the front, the obvious place is by the front door (probably for drainage also) which leaves the rest to be relatively open.

Hi There I would add a hallway runner to take away the echo that would be there (due to there being a hard floor). I would also add something in the hall either a coat rack wall, mounted or free standing and change the light fittings for something unusual, a striking fitting is what is necessary in a room with very few features.

Start with a competent concept planner - who will look at the floor plan and make suggestions ! If you are thinking of knocking down walls then a structural engineer might be needed, together with a builder . Usually the home owner gets the builder in first, to see what's required then he/she liaises with the SE to work out exactly what can and can't be done. Then your builder will let you know what's possible and approximately how much it will cost.If your property is more that two floors high then you can't open the stairs, due to fire risk . Then you need to keep a fire door'd hall around the stairs to protect them ... If you are thinking of external changes too, then an architect would be a good idea, as its lots more involved and Planning Dept comes into play too - but with internal changes its buildings regs monitored to keep standards and safety high then when it's complete they will sign off the work. If it's not done properly they won't sign it off and you will have problems if you try to sell the property - so it's worth having a proper, and safe, job done ! ...if you add your floor plan here and add a bit more info - ie number of floors etc - I will take a quick look for you, on my break this afternoon ! Just finishing my lunch break now - so won't be back on Houzz till later !

Finding the right architect will make a big difference to your experience of this project as well as the over all success of the finished product at the end so I would really advocate that you keep looking for one you can be happy with! It's good that you have been looking around already and a great place to continue the search is over on the RIBA's website in their 'find an architect' tab if you haven't already tried it. Here you can narrow your search down based on geography and specialism. You can also have piece of mind knowing that every practice listed is legitimate and therefore bound by the RIBA as well as the ARB's codes of conduct. I would start by mapping out areas of your garden that get morning sun, evening sun, shade in the daytime etc. Then you can decide what you want to use those areas for. I presume the shot taken is evening sun, so the top area with a table gets the last sun of the day and you'd want to keep that for a seating area. I do really like the lower patio area, great job on that. You'll need to terrace or add a set of steps to the upper area of the garden to get it flat and without a slippery bank. What is the height difference between the top of your patio stairs and table and chair area on the top grass? Depending on what is behind that hedge, and how much your budget is, one idea would be to add a retaining wall along the back perimeter of your garden so you could drop the level of the garden a metre or so on the top tier, slope what is left. Add a small set of steps to make easier access the lowered top area, or perhaps a whole new set of steps that goes all the way from lower to upper level. Good luck with the project!
