HI Anna, I was just wondering where these bifolds were from/ which colours? they're lovely! Thank you

Hi, Hannah,

Thanks for writing, apologies for the tardy reply! The bifold were from Surrey Bifolds, the client did source those themselves, the colour is RAL 7016 anthracite grey. I hope that helps!

My first ever comment on Houzz. Bifolds are great, but then, so are sliding doors. Our bifolds were from Express Bifolding Doors (as recommended by George Clarke - CH4 etc.) and we're very happy with them. We have two runs, one of 6m+ and one of 3m+, we chose the XPView range of doors, as they can be built to be wider per panel than normal. There are some issues with bifolds, some of which have already been covered, like the way they protrude out when open (they can be designed to open inwards, but this is uncommon). It all comes down to personal choice. For us, I designed our extension to have an overhang, so the doors remain covered by the roof, even when open. Several advantages to this, but the main one being that they never get wet, so hardly ever need cleaning, and the track remains free of debris (leaves etc.) - Of course this would apply to sliding doors too. It also creates an almost automatically 'clear' space - it simply doesn't feel right to leave things on the patio underneath the overhang - this means that the doors are always free to open. Careful thought needs applying whether sliding or bifolds are used, each have their benefits. How you are going to transition from inside to outside is probably more important - are the two floor levels going to be level with each other? - should you rebate the track to provide a seamless transition? Or are you going to have to step over a raised threshold every time? It's all in the final detail. ps For those decrying any sort of opening door, citing the weather in England, I should point out that we're in Northumberland, and through the Summer months (yes we do get a Summer up here!) we have both sets of doors open. The trick is to be shielded from the prevailing wind, our doors face North & East so the wind doesn't blow in. pps I should also point out that, for us, easy access to the patio area was a must; we considered, but rejected, sliding doors on these grounds alone, as opening a sliding door to get to either the bins, or the BBQ (we do a lot of outdoor cooking) was going to be more hassle than simply opening a single door. (Top Tip, if installing bi-folds, always make sure you have an odd number of doors in a run, then the last door can always be opened independently - an even number of doors requires a minimum of 2 doors to be opened at a time!)

Hi. If budget is tight rendering is not an option, why not just paint the wall and railings, be bold with your colour choice, that will make a massive difference and as Eliza says take the wall from the 70's to contemporary. Please don't put stones/ gravel or similar onto any existing solid surface, they wont stay put and they will act like roller bearings. There isn't a cheap and certainly not a free solution. I think Eliza's other comment about remove the slabs and cover with shingle is the best solution. Ideally remove slabs level with sharp sand, cover with geotextile membrane and then add shingle. Sharp sand and pea shingle for drainage from a builders merchant are the cheapest solution at about £45/tonne bag. Fancy landscape stone is virtually the same but massively more expensive. you are limited on colour. Break up the expanse of gravel with olives, bays, lavender and rosemary in pots and you have an instant Italian feel, look and aroma. 1 tonne bags of shingle @ 50mm will cover around 15 sq m. For any sort of paving laid on a proper base you are looking at £100 sq m.

Good morning Hazel, Here's a link to a guide on small extensions under permitted development, if you haven't already looked at. https://interactive.planningportal.co.uk/mini-guide/extensions-single-storey/0 Once you have more idea on the construction of the extension and the exact dimensions, you'll be able to properly assess the internal space you have. You are correct in saying that it wouldn't be ideal to have to walk through the living space into the extension for the dining room. The proposed extension itself may not be ideal for a living/family area once a sofa and TV are in, as this won't leave much space for an external bi-fold/sliding door. Another option to explore is moving the kitchen to the left and having the living/family room to the right hand side (where the kitchen is currently situated). This will then mean the extension will hold the dining space.

There’s another post on Houzz at the moment about doors! I think that the main reason that people don’t often use them fully is that they are a faff!! You have to unclip each section, which in theory is simple - they have bolts at the top and and bottom of each section to keep them secure. However the reality is that they become stiff. It’s just not a quick process to do. If I had your current doors, I would simply unlock and push them open!! It’s an even slower process to close them - you have to get them into the correct position to be able to close the bolts back - and because they get stiff, it can feel like a battle! Also - on the hot summer days when I thought we would want the doors open, my teenagers insist on keeping them closed because they hate the flies and bees etc coming in. I guess it all depends on how you live. If you decide it’s for you and you get a reasonable quote, go for it! However if it requires expensive structural work, you are unlikely to regain that in the value of the house because your current set up looks great and isn’t devaluing your property.
