The plans are very complicated, which doesn't help matters. However, on the face of it, and it's hard because you can't blow them up and see the tiny descriptions:- I would suggest the possibility of making the main En-Suite slightly smaller and bringing the shower back in to the room to give way to more wardrobe space. Putting in a half glass or wall by the toilet for privacy and moving the sinks to under the window. Bedrooms can have a shift around as clearly Bed 2 and 5 are better rooms and should be given over to both of the girls and then they both get en-suites of good sizes ( fabulous for less squabbles ! ) The the Guest rooms are moved to the top, a division created in the middle for two small en-suite shower rooms. Plumbing permitted !!

Thank you all for your suggestions. It's great to have some replies and I appreciate your time. I know it would make sense to have the shower with the toilet but my other half is a landscape garden and comes in from work covered in cement etc. The idea is that he has a seat by the door to put his dirty boots under, throw his clothes in a laundry basket and step into the shower. That way all mess is contained so when visitors come they don't have to see it but can use the WC. Two washing machines- one for filthy work clothes and one for my nice work clothes. We both work late hours and leave a lot of washing to be weekend. Also if one breaks down due to dirt, cement, occasional nails, we have a spare. I thought about stacking them but thought it might look imposing in such a small space and singly would give me more worktop space. Can I squeeze it all in?

Hmm the excavating the floor seems unnecessary- All plumbing for a washing machine can be above the floor. I suppose there is an argument to put a drain in the floor in case of a flood but you can alternatively tank the room for the same reason. I think putting a laundry room upstairs is a brilliant idea. You might decide to create room for more appliances- I think that there is an argument for some than one washer and dryer if you have space. You might also consider room for a steam cupboard, a clothes rail and room for an ironing board to be up all the time. You might even put a TV point in there too.

Hi Ledie, I guess it depends on where you get your cabinets etc from, and how much you're willing to DIY on the installation and plumbing, but you could try to use the Ikea kitchen planner to have a rough idea of the overall cost. My advice is to prepare everything online then go to Ikea and ask their staff to double-check your plans. Good luck Mehdia
