Good afternoon, unfortunately we were not in charge of the windows for this project. I will let you know if I manage to get some info about them.

You asked for something that was balanced and had symmetry. What you got was an easier solution. The first looks like a complete window with interesting fenestration, what you have looks like a patio door with a window light above. Stick to your plan, you will regret the compromise.

Well as you can imagine, work stopped a few weeks ago. I've managed to get some supplies delivered so I'm doing the DIY bits. I'm currently boarding out the dining room ceiling to slightly lower it and to install downlights. The wiring and boarding should be done well before my builder us allowed back. Then I have to source the kitchen all over again!

Hi Isobel, Definitely chat with your planning department for advice, given that you are in a conservation area. Unlike for most houses, property in conservation areas do have a lot of restrictions and replacing doors and windows is usually one of these restricted types of work. But each conservation area is different with it's own guidelines. So you need to check this with your planning department and ask for a copy of the conservation area appraisal. You may also find it online, which might be quicker since most planning departments have been struggling this year especially and are notoriously difficult to speak with at the best of times. Although the timber may look rotten it can often be possible to refurbish original timber windows. To upgrade them from a heat retaining point of view then you can possibly replace the glass with double glazed units, add brush strips etc, or add secondary glazing. If you do replace them with new then there are a lot of benefits from not having the split panes, if the conservation guidelines allow it which is not likely. It does change the look of the house to use bigger planes of glass, but it will perform better thermally and give you more unobstructed views and more light. Sash windows perform badly thermally relative to other opening types so you could replace with lookalike sashes, again if conservation allows.
