Comments (9)You could move the loo to the other side of what is now the kitchen and have it opening into the hall. You could then move the cupboard to beside it (opposite the front door) and then you could then have an open plan, L shaped room, which would give you options to either have a massive open plan area or perhaps close off a bit for an office and have an extension to give you space to combine your living area/dining room with a newly located kitchen....See Morekitchen/ downstairs loo design dilemma
Comments (6)I think there's also something to consider. The drains.............having done a couple of these in my time............ The soil pipe runs from the bathroom down between the kitchen and dining room. If you enclose the whole space and go right to your boundary you will probably end up with the soil pipe indoors. I would suggest that you do not go the whole way across, and for two reasons. One the soil pipe could be moved a little. Two keeping daylight in the Dining Room is better as it may end up quite dark in there if you enclose it. I also wouldn't take away the downstairs loo. I don't think it's necessary, and I think the house will be of better value with it. So, I would do this, as it means you have room to re-route the soil pipe keeping it outside and having light in the Dining Room. The other thing you gain by doing this, is symmetry in the dining room. You are echoing the shape on the left ( the toilet ), by bringing the wall in on the right. Comments (12)Thanks all for the input ☺️ yes I know lots of peeps want a downstairs loo so if we did go aheac and take it out I know for sure we’d have to reinstate before selling - also uk building regs woukd require us to put it back as house was only built in 2015- a so has to have a downstairs loo! it’s these very valid points that have me dithering about the whole thing! Would absolutely LOVE an extension or even conservatory off the living area but realistically cannot afford that for some years to come but i really want to do something to make me love the house a bit more! i really love the sightline from front door right down to the end of the garden so taking the living area wall down feels like it will only increase that nice feeling of openess when i come into the house. but it may be a mad idea!...See MoreHelp please with downstairs open plan layout!
Comments (2)Hi Amelia, How exciting, I think you have lots of options. The toilet is very long, but I don't think you'd have the width to put a utility room in the front and still be able to open any cupboards! It would just be a stacked washing machine and Tumble Dryer. What I suggest is stealing around 1m of the sitting room to create a utility and perhaps walk in pantry. I'd also pop in a small door to the toilet from here (put the sink on the sitting room wall) and then use the front of the toilet with existing door as a brilliant coat cupboard or perhaps link into the new utility/pantry for extra space. In the kitchen, I'd then put tall units along this new wall (perhaps with secret Narnia doors into the utility) and get a lovely island and kitchen into the new space. Have a look at this years BBC Your Home Made Perfect, I can't remember which episode the clip comes from, but it's in the intro to the program with a similar space where they pulled the wall forward to create this useful space behind.
