how would you fix this layout?

There lots of things going on that bugs me.

like a bigger kitchen
Bathroom downstairs too small
No bathroom upstairs but not the end of the world i suppose

the conservatory is going to be knocked down and rebuilt to be an extension so we really want to use this space cleverly. open to any ideas including relocation of things or knocking through walls

If the garden room is going to be demolished and rebuilt as an extension, at the same time could you extend the kitchen into the garden room area. It might only offer half the current garden room space but I think it would serve well as an extended kitchen with possible social seating in the other half?

Our facade is an ugly duckling. Exterior wall is a mix of render and brick. Porch is PVC and falling down. All needs updating/repainting. Any ideas on how to give it a more unified look? Ideas on colours too? NB we are knocking down red brick wall and changing to picket fence. Thanks for any ideas/advice. .

Btw. If the current loft is an ensuite this is not classed as a habitable room (like a bedroom). This means it shouldn’t add as much to the value as a loft bedroom. It also means they may not have building regs for a bedroom which could mean extra cost if you took that on. Personally I think if it’s at the top of your budget you need to think about where you will find £20-30k to remodel. If this is London prices that might be only a small percentage off the asking price so may be worth making an offer.

its not drawn particularly well but there's some space taken off the hallway to squeeze in a small bath. the bath doesn't even bit and part of the bath when we viewed the property is hanging under the stairs

Hi, steal some of the kitchen (hall side) as a nice new (more spacious) bathroom. Don’t think it matters that it’s on the ground floor as it’s right at the bottom of the stairs. Use your old bathroom as 2nd wc or utility room and cupboard space (so convenient off the hall). Then you can enjoy clutter-free life in your new extension! Only down-side is that you’d have to pass through your living room space to get to your new kitchen/dining area. But good design of your new space should mean this isn’t a problem.
