Modern barn/farmhouse - small house ideas

Hi all!

We are looking to build a small house in the Gloucestershire region and at early stages and chatting with architects.... but looking to know if anyone has ideas of:

Smart floor plans for 2 bed, open plan living small barn style houses - ie loft bedroom? Good use of space, 1 & 1/2 story so high ceilings in most of it. The building envelope is approx 11m x 11m (but flexible a few M either way)
Pre-fab/modular companies you'd recommend or experience you've had - we like the idea of an eco home.

Absolutely - there's no rules of where you can have what so you should definitely try out the farmhouse style! Country kitchens can be cosy and grand, so it depends which end of the spectrum you land on. Do you have any photos that are close to what you're looking for? I've attached a few ideas (the French kitchen may be difficult to replicate :)). We'd love to see the end result!

I think you can go to town as they say with kitchens and bathrooms. As long as they fit in with the rest of the house, then of course you should have luxury and colour. Teal, gold and white will be great for the bathroom, you can make it fit with the rest of the house with the type of fittings you use, free standing baths, fancy traditional vanities etc. We are just finishing our main bathroom this week...........it's been a slog..........the little bit of wall that's on show ( not a lot ), is still clunch, but the tiles are stunning, we have an oblong freestanding bath painted in f&b railings, with white Lion feet . Although we have the traditional bath and vanity, the walk in Shower is definitely very modern in it's look, but with traditional fittings. Must get round to posting the pics.............still painting doors. If I get off Houzz for a while i might finish faster!

I think it’s the colour that’s wrong. Stainless steel goes better with a modern look. Is it possible to exchange it? Perhaps look for cream to match the units or even black.
