Open Plan Living Space - Dilemma to fit WC and American F/F

I need suggestions to break out for spiraling ideas to utilise space in the open plan kitchen and living area. As per the current design below, we enter through the hallway into kitchen via pocket door. The WC is on the right hand side. I have a long 7 meter kitchen and island.

I want to put an American F/F but would not prefer to keep on the existing kitchen, as American F/F spoils the look of contemporary handleless kitchen. I have couple of vague ideas as shown below.

I am sure there must be better way to use this space but I am not able to visualise that. Any suggestion(s) will receive a grand welcome.

Dilemma: How can I fit American F/F (but not on the length of the kitchen) and WC.

I love the idea of the duck egg blue and yellow adding a pop of colour to the white. I'd play it up a bit more and go for deep and bold jewel tones of teal, sapphire, plum and burgundy, mixed with a few of the more delicate neutral pillows you have. I think little pops of gold would do nicely with the jewel tones and match the yellow you already have. I'd definitely continue the idea of the sheepskin throw and maybe introduce a similar rug to bring some warmth and texture to the floor -perhaps a warmer beige. I think large black and white photographs of your preference would go nicely on the blank wall -perhaps flanked by some floating bookshelves to showcase any decorations that might bring more warmth and personality to the room.

Hi Kate. We have three children under 8 so are in a similar position to you. If it was my house I would..... In response to your first question, a 33ft x 14ft open plan room would not necessarily be too big, but it would leave you without a downstairs utility or WC. As tamp75 has commented, a hallway is good for isolating noise to upstairs bedrooms, and you need somewhere for coats, bags, shoes etc. With three storeys, having the kitchen open to the hall may create problems with building regulations (fire safety). I'm not an expert in this area but it should be considered. 2. I would definitely reposition the cloakroom. It looks like the drainage to your house will be on the right hand side of the plan, so I would not put the WC under the stairs. Something like Jonathan's second suggestion would work well. 3. I would create a utility room, but only a small one. Large enough to hold a washing machine and tumble drier (stacked to save space), sink and some storage. If you can get hold of a copy of George Clarke's Home Bible he has a whole chapter devoted to utility rooms - it is well worth a read. 4. I would reconfigure the property in a similar manner to Jonathan's second suggestion. The only minor changes would be to move shorten the hall slightly by bringing the entrance to the kitchen level with the stairs, and possibly reconfigure the area for utility/WC/cloaks. I recommend retaining the first floor living room as it stops the house feeling too 'top heavy' and could be a really good family space. 5. It's hard to answer this without knowing more about you. I think it might be possible to have a kitchen, seating area and dining area but I suspect that you might have to make some compromises. You have the potential to create two lounges elsewhere in the house, so I would compromise on the seating area. Given the scale of this project I would take my time to consider all of the options. I think it is definitely worth spending a few £100s on a concept planner as they could save you £1000s in the long run. Good luck.

I think that what you want is achievable with very careful planning. A separate utility room is an absolute godsend and you won't regret it. I would definitely use sliding or folding doors as someone else suggested, otherwise you won't fit washing baskets etc. in there. In the kitchen, you need to plan the layout of units really carefully to make the best use of the space. I've given a suggestion but it depends on your priorities. I'd push the dining table as far against the wall as possible, using a bench to maximise seating. You should manage a couple of seats at the island, although you'll have to sacrifice storage space for them. Then try having the couch at a right angle as shown - I know it might seem strange that it has its back to the door, but I think it makes sense. The children's play area is self contained, with a large rug and maybe a couple of bean bags. The couch itself should be as slimline as possible while still being cosy. A whole wall of storage will help to keep all of the toys and games tidy. The only thing I haven't managed to include is a tv- I think the wall facing the couch is all glass? You could possibly put one in the storage unit but it would be at right angles to the couch, so not the best position. Maybe go without?

Hey! I've just seen the last comments. I live in Spain and there doesn't seem to be as much choice over here as there is in the USA after browsing at lot.. the Gubi light does look similar to one of the Tom Dixon beats shapes and I like the oriental vibe they give.. I am leaning toward that style for the pendants and will probably end up going with one. As for the splashback.. it's a nightmare.. I really have no idea.. I think dark like black and I think it will look to much and take away from the accents.. I think of grey and I think it's too boring and monocromatic.. I think of colour and I get scared lol.. really don't know and to be honest... I do regret going all white in the kitchen and not going with something darker or mid tone on the lowers at the back to ground it a bit more. I see so many kitchens on Instagram and Pinterest and I am always drawn to the darker ones.. but as I have a darker floor, I thought it would be too much. Anyway, it's done now and I guess we all have things we would do differently. I could always relacquer the lower doors quite cheaply if it came to it I guess. I really love Hague Blue by farrow and ball and have always wanted to use it but I think it wouldn't fit in anywhere and I'm not brave enough anyway🙈 Some good news is that I have finally managed to get the stonemason to change the island worktop which he destroyed after cleaning it with paint thinner.. after 4 months of fighting and the carpenter also finished up all the last details this week.. after 5 months. Stonemason has offered to give me a big discount on the splashback if I put a slab on the wall but really have no idea.. options are Dekton, Silestone, Neolith and Compac colours. By the way.. just saw this flat on pinterest and it reminded me of mine a bit but well done and with a more interesting kitchen.. trying to get some inspiration from it: https://hot-walls.ru/portfolio/сердце-столицы-99/ My favourite designs seem to all be Russian for some reason.. 😅
