Proposed phase 1 layout idea. Is there a better solution?

Hey, we have recently had an architect round to talk through ideas to redo our downstairs layout. My goals was to add a hallway at the front of the house (we've cut into the two receptions to do so and flipped the stairs). I also added a pantry under the stairs. Have opened the kitchen to the living (in longer term I'd like to extend the kitchen to create the whole side of the house open plan) and also blocked the arch between the other living and current dining room to create an office. Just before we press on with builders I wondered if anyone had seen anything better in our plans!? I've attached the current floor plan and the messy sketch is my proposed changes!

For me I worry that you have made the two receptions undersized. Perhaps there are other choices.
The layout is hard to work out - where is the parking and where is the garden?

If you're still keen on a flexible-function room (i.e. where the middle internal space works as a guest bedroom or family space for example playroom, snug TV room, office, hobby room), my suggestion would be to use pocket internal doors; and/or glazed internal french doors. Then most of the time the doors can be open and part of the open-plan. Then when using the the space as a guest bedroom, the doors could have roller blinds or curtains, to separate the space and add privacy. Consider which way you want the "flexi room" to open up. Rather than open up to the side of the house (near proposed cloakroom); I think it would be nicer if the room opens into the back room or the front room (likely to be much nicer views and better light).

That's some nice ideas, thank you all! I'm especially liking Jonathan's repositioning of sofa and L-shaped kitchen. An additional question: how do i deal with tall cabinets in the L-shaped option? there will be some pipes running in left upper corner, so that might be the best place to put them, but tall corner cabinets are a bit of a space waste, i feel, don't you agree? @strawberry47 good thinking, still need to put some thought into that. Keen on having a built in oven that's place higher up, but need to find a good spot for it. If that doesn't work out, the standard below stove oven will do just fine.

I'd go for option 5 for upstairs as you can make the attic room into a bedroom further down the line. I wouldn't want a windowless bathroom and it'd be easier to run plumbing directly over the former bathroom. Honestly speaking, £11k is not going to cover the upstairs bathroom and kitchen unless you're very handy and are going to do most if this yourself. Even then a new kitchen will blow that budget. I would do the upstairs bathroom and use whatever you have left to rip out the old bathroom suite, lay some lino and have a WC / utility room with the hopes of a bigger renovation of the kitchen/dining/lean-to space further down the line.

Appreciating the budget friendly ideas @natashahall1. the walls in question are not load-bearing walls. they are stud walls (if that's the correct terminology for hollow/thin walls put up to create simple divisions). There is a radiator fixed on the partition between the kitchen and living room, on the kitchen side. And the boiler is attached to the kitchen wall facing the garden to the right of the window. I'm pretty sure these terrible design decisions/placements will increase the costs of achieving a design/layout that @HU-149872109 has suggested. but also i'm considering underfloor heating (and getting new floors for the whole groundfloor area) so perhaps this project is probably something i need to bite the bullet on if i want something spectacular for this tiny space. and agree, that's a gorgeous porch! 😍

Yeah it's completely a trade off between flow and space. We added the bay windows to the reception room that doesn't have the conservatory to try and compensate a bit with more light but they're not huge rooms to begin with so it is a price. Parking is at the front and the garden is accessed from the back through the boot room, but wraps around both sides of the house.

Love it Jonathan. Thanks so much. I definitely prefer the whole kitchen dining living back and the additional outside access. I am scared it might be a lot more of our budget but I can but ask the builder! Thanks again
