I need help with open plan please

Hello
I'd like to ask for advice. I have been granted planning permission on my 3bed 30's semi. I am completely stuck on how arrange open plan. I know the style I like and used kitchen planner for rough draft but that's all. Maybe someone can see the potential here? Would love to hear your opinions. Thank you. Ivy.

As an owner of a large glass kitchen table (octagonal btw) I would not recommend getting one! Especially if you have children. Octagonal shape is great as every guest gets a side, but glass shows fingerprints, even little dust etc. and underneath the table top as well! Harder to clean too. Then you would probably want to get placemats as it's not a nice feeling/sound when you put plates and cutlery on the glass.

Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. Thank you all for the advice and suggestions so far. I've incorporated lots into an updated plan attached. This one is pencil to show more measurements. Things I've changed based on your feedback are: 1) Moving hob to other end of island to keep cooking area all in the same space. 2) Binned the American fridge in favour of separate integrated fridge and freezer 3) Centred the sink into the middle of the base units 4) Put a dish drainer above the sink to keep countertop free (seen on other discussions) 5) Moved island seating to opposite end to view garden. This is going to be our house for the next 15 years or more so think this would bother me if it wasn't. 6) Widened the island to 1200mm and shortened it to 2700mm. Doing this and moving the island 100mm closer to the side wall gives around 1200mm clearance to the 'chunk' structural wall that can't move. I love the idea of a tall cupboard being a breakfast cupboard as @pjdklm suggests to house, cereals, bread, toaster maybe even microwave. 600mm is probably too small so I could reduce the sink or base units by 200mm to make an 800mm cupboard between the fridge and freezer. Does this sound better? The sink run then would be 3000mm which matches the rooflights. @rinked and @Jonathan thanks for your suggestions and I like the simplicity of the latest design form rinked. However I'm not bothered about distance to washing machines from upstairs as if I'm using the back door, the first thing I'm doing is putting the kettle on. I also want to have the large back room and so don't need as much room for the study or hallway from front door. I take your points about the rooflight above the dining table but with pendants above the island, I'm not sure if I want anything else hanging down from the ceiling. Plus I guess we can always use candles and lamps etc and then we can look up at the night sky. We also have an east facing garden, so have great morning sunshine but if the rooflights were as close to the first floor (as in rinked's designs) they would be in shade by about 1 or 2pm.

Its hard to give a full breakdown of options without studying the full plans, your requirements and budgets. This is something you need to do with your chosen Architect. However, there are many options for adding windows and ways of making light bounce around the house, but if your architect has said you can't add more glazing you should ask why. I would suggest it is because it will start to impact the thermal efficiency of your house. North facing windows get no solar gain so by adding too much you could end up with a house that is difficult to keep warm especially if your house is older. You could upgarde to super energy effiecient glazing but of course that will come at a cost. Having looked at your existing plans it looks like your house has already had extensive work done. Unfortunately it doesn't appear like an architect was involved. A lot of the cost of your renovation will be in correcting previous mistakes and even then you will end up with columns in ever room unless you are willing to pay to have that corrected too. The cost could make the option of moving more viable? Did the previous owners also extend upstairs?
