Comments (8)I like your plan, I would put an external door on the utility instead. and ideally get the boiler in there if you can. (boiler there more important than door- if its a choice) block up external door to office (not needed) put a cloak room under stairs and use the doorway space - access cloak room from under stairs. Just need to know where your external soil pipe is to confirm. i can recommend an architectural technician. (although you could probably sketch it yourself) he also does B.regs / project management as well, if required re the construction, over hand block build the party wall side. brick and block the rest, you will need a steel over the bifold if wider than 3.6m. cheaper option is to have larger french doors with fixed glazing either side, (then you may not need the steel.) you will need one for the internal partition. so delivering two easy as one i may be able to supply the easi joists and 18mm osb for the roof (bit of a small job) get your services (lights) up in there easily . 5m easy to span try and get a warm roof if poss. And then put new shower room in the space where the two cupboards are upstairs above the front door (between the two big bedrooms) - need to steal a bit of space off at least one bedroom and make some sort of hall to get to it not thru a bedroom (or maybe access from both bedrooms, make it a jack and Jill bathroom?). I think George Clarke did a similar house on one his programmes that I binged during lockdown - they wanted to be able to access all three bedrooms individually, rather than having to go thru one to get to another (and he added a shower room above the stairs)....See MoreBungalow transformation ideas
Comments (4)well yes, yo are being overly ambitious about all rooms listed in your brief :). Anyway, given you apply for building permissions locally in due time, you may transform the kitchen into a guest WC +small office, the guestroom into a 3rd bedroom with en-suite bathroom and the car port into a big open-space kitchen/diner plus living room. Knocking down the store walls into the garden and making a nice glazed wall there should not be a problem. Entrance porch should be to the right of the current kitchen. Comments (19)I'd go for option 5 for upstairs as you can make the attic room into a bedroom further down the line. I wouldn't want a windowless bathroom and it'd be easier to run plumbing directly over the former bathroom. Honestly speaking, £11k is not going to cover the upstairs bathroom and kitchen unless you're very handy and are going to do most if this yourself. Even then a new kitchen will blow that budget. I would do the upstairs bathroom and use whatever you have left to rip out the old bathroom suite, lay some lino and have a WC / utility room with the hopes of a bigger renovation of the kitchen/dining/lean-to space further down the line....See MoreAnna Cioban
