Long/Narrow new build living room layout?

Hello,
We are struggling with the layout in our new build property. The room is long but fairly narrow (6.48m x 3.10m), with patio doors at the end (shown on floorplan, we are plot 7) and a door halfway along the internal wall to contend with.
The TV points are where the TV is shown on the plan and there is a radiator immediately opposite. We're struggling to maximise the space, we already have the kitchen diner so adding a table in this room doesn't seem to make sense either.
Can anyone provide some ideas? We had a smaller living room previously but seemed to be able to use that space much better than we can now!

You could put the TV on the wall opposite the door from the hall, and the lower part could be a study, a reading nook or a children's play corner?

The internal door naturally divides the space into two. Use this to your advantage and create two zoned areas. It isn’t complicated to extend the TV point so I would be inclined to create a TV viewing area in the smaller zone and a general living area in the larger zone with access out onto the plot. Is this the garden?

You can emphasise the two zones by the placement of furniture. For the larger zone move the chair to the middle of the room, where the coffee table is now, facing towards the double doors and move the sofa along the wall closer to the double doors. Move the coffee table in front of the sofa. The wall where the TV is now would be ideal for fitted cupboards and shelving with a picture in the middle to act as a focal point or how about a fireplace with cupboards and shelves either side. The option of a large rug under the coffee table would serve to visually connect everything. You might even get away with a bigger coffee table. For the smaller zone site the TV in the natural recess behind the internal door. I suggest investing in a small sofa to fit along the opposite wall and possibly a small chair or a few bean bags or large cushions under the window. If you invest in a larger coffee table then the existing smaller one could be moved here in front of the new sofa. This arrangement would leave you with a spare chair. Could you find a home for it in a bedroom? This arrangement would still allow free movement around the zones and in and out of the doors.

It really depends a lot on carpets, natural light and existing fittings that need to stay. From what you've mentioned I'd obviously go for light colours and perhaps a light feature wallpaper. Mirrors also open up a space and help reflect natural light. It would also help if you have anything that needs to go into this room, to describe it or include a picture as you need to work around what you've got and I'm sure the will be loads of people with great ideas out there!

Hello Karen, The pic is a bit too small and doesn't really enlarge to see what's happening here.. It's not always the case that offering another bedroom would be the right way to go in order to make more money as I'm assuming this is the reasoning... If the space is obviously kitchen and dining it's really difficult too with the spatial configurations to offer this as living room as well. I think a straight galley would be good here and what I would design, but with windows possibly not this run on window side but on the opposite side with the configuration I'm going to suggest... Start with a full height fridge freezer in the corner Then have a run of two cabinets and then free standing range at 60 wide and then two further low cabinets and then sink with slimline dishwasher for example.. So roughly going to about 460 or so. . Maybe you could incorporate a free standing dresser for crockery/glassware opposite and then the 4 cupboards would be pots and pans etc... keeping the galley minimal means the space opens as much as possible... . How you deal with the colours etc will of course have further impact.. If you had this on the wall side you could then have some overhead cabinets if you wanted to... Many interesting ways of doing this that is not just uniform and boring.. I'd keep the front room as a living room and rear as bedroom, there may be a way to re plan the bathroom to make it smaller whilst retaining what is essential... for a bath consider a soaking tub which is a meter wide or a tiny bath with shower fitting overhead.. : ))

It might be worth looking into a stove with a faux chimney breast. Just looking at your sofa, lamps etc it looks as if you like a classical/transitional style? If you did opt for that and it's feasible to install again I might position it off centre. http://www.woodburners.com/installations/no-chimney,-no-problem.html you may hate this idea but I have a large oriental wardrobe next to my fire which houses the tv. Your tv doesn't look huge so it may be an option if of course you like it. I only know of this one which is an actual tv cabinet or you could do as we did and drill holes in the back of the wardrobe (it obviously needn't be an oriental one but one that doesn't scream wardrobe!) https://www.oka.com/peking-handpainted-chinoiserie-tv-cabinet.aspx Although if you had a fire as the focal point you may find the tv fades into the background or paint the alcoves a darker shade etc. Re rug I suppose it depends if you move the leather seats into the play room but something with a subtle pattern might look nice? Have you looked for anything else to replace the leather? I like the storage unit you've found. It looks as if your side tables would work the other way round so you could have a media cabinet for cd's and dvds where the toys are currently stored or an apothecary cabinet may work well.

Ah our door was in the same place in our last house and it was also a similar sized room. We had a corner sofa against the back wall with the shorter end on the door wall (so larger side facing the window) Then a 2 seared in the window facing into the room. We had a log burner in the middle of the room opposite the door but if you don’t have that then you can always mount your tv in the centre of the wall on a swing bracket (so that it pulls around and angles towards the sofa) when you watch it. Or you could put the piano in the window and have a larger sofa across the back wall (again opposite the window) with chairs either side.
