Comments (2)I like the design with the study best- this design seems to have the best flow through the kitchen. I also like that the main bedroom has a proper window that faces the front rather than a velux or side window. In my opinion I’m not convinced the vaulted ceiling with be worth the extra cost. I think you might better a better resale value if you add a bathroom/shower for the two upstairs bedrooms- there does seem to be space. You should also satisfy yourself that there is enough room around the dining table to navigate your way out of the doors (because it will probably be your most used route into the garden)....See MoreHelp... Comments (11)Its hard to give a full breakdown of options without studying the full plans, your requirements and budgets. This is something you need to do with your chosen Architect. However, there are many options for adding windows and ways of making light bounce around the house, but if your architect has said you can't add more glazing you should ask why. I would suggest it is because it will start to impact the thermal efficiency of your house. North facing windows get no solar gain so by adding too much you could end up with a house that is difficult to keep warm especially if your house is older. You could upgarde to super energy effiecient glazing but of course that will come at a cost. Having looked at your existing plans it looks like your house has already had extensive work done. Unfortunately it doesn't appear like an architect was involved. A lot of the cost of your renovation will be in correcting previous mistakes and even then you will end up with columns in ever room unless you are willing to pay to have that corrected too. Comments (2)I agree with you that if the extension is 2.7m deep internally it isn’t big enough for a living or dining space so keep it all one level. You might want to investigate the possibility of putting a spare bedroom or playroom on a semi basement level below your extension as it may not be significantly more expensive than what you will have to build for your planned extension. Comments (7)Thank you I like your idea. One thing I had considered is having a large pantry (smaller than the play / office) you have drawn then a small seating area at the side of the kitchen. The living room would be a play / family room and u would open uo the dinning room and what you have marked as the lobby....See Morejenwilson7588
