Ensuite options

So we have just bought a house but the only bathroom is downstairs out the back of the house. We plan to go up in the loft and convert one of the bedrooms into a family bathroom but unfortunately that won't be for some years.
The master bedroom is quite big and is on the outside wall (end terrace). The owners have said that there is no problem with putting an ensuite in on the outer side of the bedroom wall (they didn't as was just a rental). Does anyone know roughly how much it would cost or opinions on whether to have it running along the outside wall which would mean we keep the width of the bedroom or have it running on the inside? We would also like to have a small window depending on cost. Or does anyone have another ideas?

It might be possible to build a room over the kitchen. I would then have this as bedroom 3 and turn the previous bedroom into a bathroom and corridor. Adding square footage often pays back more than you spend on it and timber framed first floor extensions can sometimes be cheaper, faster and better insulated.
Alternatively you could just use bedroom 3 as a family bathroom and resolve to extend the attic as soon as you can. Since bedroom 3 is pretty big for a bathroom you might also consider moving the laundry into it so that you cane tend the kitchen into the former laundry open your kitchen upto the garden.

We will need to keep the 3 bedrooms for now as we have children. Just really need a bathroom upstairs asap and can't afford to extend straight away. It doesn't have to be the flashiest of bathrooms just to do us for now until we can add on in around 5 years.
I'm just worried that the master will become really small!

I agree that it is unusual now to find a new house without one but I think if you have space to put an extra shower room elsewhere so that you still have more than one then it should be okay. Ideally somewhere not far from the master bedroom. Also like the suggestion for you to put in all of the pipe work etc so that it can easily be added later. If you dont get round to it upon resale then atleast there is less work for a buyer.

@tab I’d prefer a shower with glass panel rather than a quad but I think exiting the shower is going to be a squeeze- even more so if there’s a sink there. The bathroom fitter who came to quote was very functional and pipe oriented rather than what would look good! I know that’s important but im struggling to see that it will be a nice space when it’s done.

Thanks @Jonathan, the idea of having the angled wall does appear to open up the room. Though we may avoid placing a wardrobe behind the door, there should be good room for 2 x 1500mm and a dresser (with some drawers) in the middle. @chloeloves I did play around with that idea, see my Design 5 - the fear is we'd still need another place for a wardrobe as with a doorway between we'd lose 900mm. @katlucy - bed on right wall is the strongest position. This is what I've landed with in term of options, think 1 & 2 are the best options.

Çan I also add that we are actually thinking of moving the kitchen in to the middle room and as you said removing the bathroom at the back but keeping the second toilet and then having doors at the back of the house whilst blocking in the side door as we can't even see the garden at the moment. The back of the house is the polar opposite to the front and needs changing eventually!
