Design help for our new house

We are buying in a private sale so I don't have a floor plan but this is as close to it as I have found. We wanted to extend out the back and make a kitchen/diner/family area but unfortunately the mortgage company won't lend as much as we need to extend. So now I'm on plan B. We should have about 25k im wanting to knock though the tiny kitchen but it will then just be one big space 🤔. I'm worried about where the units will go as there is a porch on the left (where I have drawn) and I do t want to get rid of that I was hoping to put my washer etc in there make it a bit of a utility. Also we would like a downstairs loo if it could fit anywhere!
Any advice greatly welcomed thank you 😊

If it were my house I would be looking to knock down what is presumably a poor lean to porch and replace it with a side extension to the kitchen and I would be negotiating hard with a builder to try and bring it in around £15-16k (which can vary massively in different parts of the country).

Hello! Wow! Thank you very much for your advice. So, there is a radiator on the right hand wall. That is where current owners put their tv. Not sure it will fit, will measure up soon hopefully. The TV could go on a smaller unit to be honest, and will make sure radiator is turned down! Just worried that there isn't enough room for a corner sofa there with the door to the hallway..(see photos on rightmove) I LOVE the idea of large mirrors either side of fireplace. Pinching that! ;) My current living room is decorated in shades of greys and lots of gold. Thinking of going navy and gold but not too sure. Sofa colours argh! Huge thanks I'm very grateful. Katie

Thank you! I should add... the photo doesn’t show it, but the roof is past its time with curling shingles and moisture seeping under, especially bad on the full dormer at the back of the house, The wood siding and shingles are a little beat up, but it’s the cost of painting every few years that has us looking to fiber cement siding. The back and sides of the house are currently a blue gray wood shingle.

I’d put the wall back in between the front and back rooms as well- it gives you two living areas rather than one big space

thanks so much I'd not thought of this! If we have the cash I could poss out wall up but budget is going to be very tight x

I would also think on what you possibly need in the future, my house has a similar floor plan and we have the kitchen diner as one across the back and the separate living room which works well but now the children are bigger we really need a better sized third bedroom.
I have seen some houses that have put the bathroom in the front little room, then if you did the extension to the side as Jonathan suggests if is is two storey then the current toilet, bathroom and extra bit would make a good third room.
I guess what I’m saying is work out the downstairs in conjunction with what you might do upstairs in the future as you may have to do it in stages but then you wouldn’t have to take out what you’ve already done later on.

And you should be able to squeeze a downstairs loo in the storage under the stairs
