critique my kitchen plan

Hi

I am in the middle of designing my new kitchen using diykitchens.co.uk. I am going for a solid wood shaker style door in a dark grey with white stone worktop and timber worktop for the island. Please feel free to cirque. I’m open to all feedback and recommendations.

Hi,
I’m assuming you would prep at the island with the hob behind you, if so, I would prefer the tall storage items behind me. So I would swap the fridge and hob over. I’d also put a small sink in the hob.

I personally would skip the mini sink, the shallow return tall cabinets and the small fridge (?) under the island.
The shallow tall cupboards don't offer a lot more usable space and i think the kitchen would look better without them.
Unless you have something very specific in mind for the mini sink, I think it will not get slot of use.
And the undercounter fridge seems unnecessary as it's so close to a large fridge.
Maybe you could pop your WM in a cupboard on the fridge wall. And then pop in a DW next to the sink.
Kitchens are fun to design. 👍🏻

Let me stop you there. We are not allowed to build a shed by the fence. Apparently, there is a rule that a certain percentage of your lot needs to be open (= garden or unused). We exceed that percentage anyhow, but fortunately we're not obliged to tear something down :-). I should tell you the background story of the house. It was originally planned as a wool warehouse. The huge storage area at the rear was intended for trucks. Our garden was the driveway. The wool store went bankrupt even before the building was finished (1966). In 1967 the local tax collector had it's office here, because the building of their new offices (across the street) was delayed. That explains the strange internal division within the house. After the tax man left, it was converted into a house (I think around 1970). It has been renovated at least twice, but never structurally. Last reno was done in 2009, by an elderly couple with a 100% different taste than ours. We bought it in 2010. It was at a bargain price for this location, certainly for such a big property. Nobody really knew what to do with it, I guess. But we saw potential. We tore up the driveway and made a garden there. But Jonathan's idea about softening the boundaries is brilliant. We really need to do that, probably after the renovation of the house. One thing I haven't mentioned and it's not really clear in the plan: in our pantry there is a stairway to the cellar. This somewhat limits what can be done there.

Thanks for the feedback! We have a massive dog, and are a bit wary of creating a niche space that could affect resale value, for example to non dog owners. But they are really cute! Good point that either way there is definitely room for a cupboard there too. Bins would go under the counter. Does anyone think integrated bins are way better? Was planning on keeping the freestanding? I've had a lot of feedback from others about having the breakfast bar near the cooker? What do you guys think about this in particular? I hope the 2 tier could prevent major splashes.

Personally I think the room would be plenty light enough without additional side windows- they would also have no view and limit cabinet placement in the kitchen. If you want a pantry you could build one next to the wc- personally I think the expense is unjustifiable when there are beautiful pantry cabinets that you can buy with your kitchen. Shower room- unless you have need for a downstairs shower I would put an ensuite upstairs. Utility room - Lots of flats have internal kitchens and bathrooms so it is commonplace. You can vent along the joists or go upwards through the suggested ensuite and then through the roof- in fact then you can put extractor fans in the loft so the fans are quieter in your shower room and utility. Noise- you can add extra insulation designed to dampen noise so your living room should be unaffected. Ensuite waste- I envisage this going down from the ensuite, through my suggested utility room and then under the hall floor. (Given the age of house I imagine you have a void under wooden floorboards so the soil pipe would go there and meet the drains that are almost certainly in the drive.)

Hi Steve. Your reduced depth base units underneath the island overhang are difficult to access. Depending where you are buying your units from it maybe possible to get extra deep base units, the ones in the photo attached are 705mm deep. You then do not need access from the back. I would also suggest increasing the depth of your sink worktop to a minimum of 650mm. Depending on your choice of wall covering and the thickness of it you will find that most hobs will have a minimum required gap between the back edge and the wall, less than this gap will invalidate the guarantee. The extra deep worktop also makes it much easier to clean behind the sink/tap area and more importantly creates a useful channel behind your base units for the services. If you do this you need to extend the panel to the side of the oven housing to suit. This will also help to make the side by side Fridge Freezer look better, these are often much deeper front to back than the adjacent tall units and can look unsightly if they stick out too far. One more point about your island, if you take the suggestion of the deeper base units you do not need a 1200 deep worktop to ensure a suitable overhang for your stools. You often need to pay a premium to obtain 1200 deep worktop depending upon the material you choose.

I wouldn't have the mini sink.

I think it looks really top heavy with all the wall units. I think you could just have shelves or at least at one side, would make it look nicer. Do you really need all the wall storage?

I would also dismiss the mini sink.

I’m not a lover of American fridge freezers. I always feel as though they are the first thing you notice when you walk in a kitchen, stand out like a sore thumb and detract from the smooth flow of a fitted kitchen. Could you replace this with a full height fridge and a full height freezer?

You don’t need the additional fridge unless it’s supposed to be something else and the image wasn’t available on the DIY website. Could you make that a wine chiller?

If the range cooker or FF needs replacing - I’m not sure just how you’d do it with the island in the way . Do you definitely want both of these items as large freestanding pieces ??! Building in might give better accessibly.

Starting with the shallow depth larders, I would remove these, the 900 corner larder would be really difficult to access into the corner especially at the top shelves. Then on the fridge freezer wall i'd make use of the extra space by having 2x 800 larders either side of the fr/frz, for the fr/frz you need to check the spec as i think the gap you have is to small for most american fr/frz so you might need a larger top box. The base corner unit, i'd lose the sink or if you do need a sink near the range i'd move it round the corner. On the range wall, i'd change the 1200 drawer line (have to be carfeull with drawers and corners) and possibly change to a 300 or 400 hi line (small sink in this instead?) and have either a 900 or 800 pan drawers to balance the drawers on the other side. For the wall units I'd consider getting rid of the corner L and have a blind corner instead (blind corner you can make your own corner post and gives you more flexibility) and i wouldn't have the wall units so close to the extractor so its easier to clean and decorate around the extractor (and if its an induction top the extractor is advised to be larger than the hob top). For the other side of the range the drawers are fine and if you like corner L units thats fine (I prefer blind corner units and make my own corner posts) wall units may need changing to match any changes on the other side. On the sink wall i'd lose the 150 pull out beside the belfast sink and i'd have an integrated washing machine, I would also consider having a dishwasher though. For the island i'd lose the fridge (or integrate it) as this is causing gaps on the back of the island due to the extra decor panel, I'd have a pull out bin instead.

Don’t know if already mentioned but you won’t be able to access the left side of the final wall unit near the window/larger sink. You won’t be able to open the door and reach around it.

Hello all

I have amended my design and come up with the below. I already have the 2 fridges and washing machine and would like to keep them.
I’d like the extra sink too for kids and when we have guests round to wash hands etc.
