Comments (12)Hi Claire, Do the doors actually open inwards into the room? How about considering place the bed in the center of the room facing the doors? You would disguise the back of the bed with a thin console table which have some dressing style storage (jewelry etc) and can hold some tall flowers and candles to set the mood on entering. There's lots of ways you can add the luxury feel you are looking but this would create real impact and make the bed the real feature of the space. If budget allows I would hang lights from the ceiling ad beside lights and layer up on dressing for an even more luxurious feel. I have attached one of my clients bedroom design (single room re-design package) to show you the hanging lighting idea - if this isn't possible then a well placed small chandelier style light would have a great effect on the space. Comments (15)Hi Dalida! Yes, your flat needs a renovation, specially in the bathroom and kitchen. The wooden floor looks nice. Before starting the redising, it will be necessary you make a 'wishlist'. I would recommend a bigger kitchen . Have you considered having only 1 bigger bathroom? How many peple wil be living in the flat? How many bedrooms do you need? Is the kitchen entrance as nice as the main one ? Would you consider turning the kitchen entrance onto de main entrance to the flat? Then you'd be able to enter to the kitchen space ( it can be an attractive open-plan design - look at this one we fitted in a small apartment) Imagine that where the mirror is, is where your window is. If you turn this entrance onto the 'main one', you'll be able to have a big bedroom on the other side of the flat ( where the main entrance). You can keep the entrance and use it, but not for guest ( not nice to have visitors entering through your bedroom). As you can see there're a lot of options to discuss. I would recommend you to contact a profesional that helps you with the process, because if you meet him/her you can design together a really nice flat. Which style do you prefer? Would it be posible to change the position of the gas boiler? How much storage space do you need? For the new bathroom I would recomend to have storage space, and a large mirror will help to make the space feel bigger. As you can see, there're a lot of questions and lots of decissitions to take. Don't hesitate contacting a profesional to help you in the process it will sabe you money and headaches! Comments (22)This is def looking like more than £150k. £200k is more conservative estkmate. Be careful re: planning laws, you are often able to extend up to 50% more (volume) but you have to take into account existing extensions. So I think workshop in garden would focus the extension on areas you need within the house and not use up % of floor plan unnecessarily. Larger single storey (with velux), smaller extension upstairs would allow light downstairs and prob be more acceptable to neighbours and planning. Moving bathroom is expensive but if you keep kitchen, utility, soil pipe to one side it will create efficiencies. There is a wish list and then practicalities from planning permission and budget perspective which will need professional input. Comments (9)Personally I think you have too many spotlights and I think the lights planned for the beams should be on the same switch. I would have six ceiling spots around the kitchen and then have directional spotlights on the beams and angle them up so the light reflects off the ceiling. I would then have three pendants over the island as I think clusters of three have more impact than just two. I would have a big pendant over the dining table and I would move the island and table to make this possible. As well as under cabinet lights I would have plinth level lights. Separately I think if you are sat on the sofa or at the desk an overhead light is uncomfortable and I would have an anglepoise on the desk instead. So you need four light switches and I would have all except your under cabinet lights on a dimmer....See MoreEllie
