Third bedroom extension - advice appreciated!

My wife and I have made an offer on a 2 bedroom property which we are looking to make a 3 bed (floorplans attached).

It seems as though we have 2 options, to go up into the loft although the current ceiling height is 1.85m so from my understanding we’d need to lower the 2nd floor ceilings (but have no idea what we’d be looking at in terms of costs?) or extend to the back of the property over the kitchen but looking at the floor plan we think we’d only gain a third bedroom (approx same size as the bathroom) and a hallway would also minimise the size of bedroom 2.

Any advice on the best way to go here would be much appreciated. Our preference would be going into the loft so just looking for some advice please.

Thankyou! We are sleeping here first night tonight so need curtains up today!!! I hadn't planned on sleeping here yet but my hubby told our kids and now no going back!!!! Tough cookie. The footprint size is nice, but with a 6p family you'll need enough room to move around. If a loft can be added to the new part of the house, that'd be nice for storage. Folding stairs in the wardrobe? In the extension: First I'd like to say I imagined the extension to be designed like a house on it's own, glued together to the old one with a flat roofed 'corridor' with lots of rooflights. Main entry with wardrobe on the side. Kitchen with shallow cabinets on the front of the peninsula (storage instead of barstools) and row of floor to ceiling cabinets with a built-in 178cm fridge and a 178cm freezer, ovens, etc. Family dining area with french doors towards the back garden. Also managed to get each kid their own bedroom. Their bathroom has a shower and a toilet stall and two sinks. Separate toilet, for morning queues (and guests). No tub in the layout though, I don't know if you'd like one and what age your kids are.. Backdoor to enter the home (with your boots on) near the hall+toilet, with a hamper and also for emergencies. Footprint is slightly deeper on the left, but smaller on the right, square so you can add a roof similar to the old cottage? In the old house: Master bedroom with ensuite and closet area. Lounge room with a hopefully marvelous fireplace. Old front door stays the same from the outside, but unused. Maybe open up the ceilings and insulate the roof, so you'll have a vaulted ceiling with beams (all depends on what is allowed and how it looks in there). Haven't drawn in many windows, just imagine they are right where they need to be.

I’d be tempted by your first option - a small bathroom that is really well designed and with great fittings would be ok for me. I’d rather have a small (and lovely) bathroom and a decent bedroom size. Less than a year ago, we actually made our smallish bathroom ever so slightly smaller in order to make a bedroom a bit bigger. We also refitted and splashed out on higher quality fittings and lovely tiles - and it’s been a godsend! No one notices that it’s smaller - just nicer.

I think you need to measure things better. To my eye it looks like your wc is too small and the real thing will have too little leg room. I think the vanity looks too shallow (so getting into the WC corner will be tight) and the shower looks like it will be 1200x700 but 1200x900 would be much nicer to stand in. Furthermore I think the wardrobe you have drawn is big enough for hanging rails on only two sides not three. (If it’s 1.9m wide at it’s widest point and a rail of clothes is 60cm deep this leaves only a 70cm space in the middle which will feel tight). And I suspect the ceiling beam will be visible and for this reason I think you will feel more comfortable if it is over your bedside table rather than over your pillow so I would move the bed closer to the window. In conclusion even if you make the ensuite narrower but longer, even if you make the wardrobe wider you will still have a whopping bedroom that will be the envy of others.

at 185cm this is very low, so have to lower first floor ceiling you might aswell change the whole roof at this point,

for you to have a cost that is accurate you need to have set of architecture plans and structural drawings otherwise it is an estimate

My son bought a two bed terrace and before offering we walked around the area to see how similar houses had been extended -we were able to identify which groups of terraces had enough head height for loft conversions. Zooming in on google satellite maps also helps! But the most useful was going through the floor plans and photos on the Rightmove sold prices section-sort by address and you can work along the whole terrace to see which extensions are successful.

That does, indeed, look like an interesting extension on the neighbouring house. I wonder what the layout is - the windows suggest two bedrooms side-by-side across the back of the house and perhaps the bathroom has been moved to a more central position on the first floor?

Without sounding like I am a stalker- you could see if the neighbours plans are filed on the local council planning portal!
