I was 24 and my husband to be 32, back in 1978, we paid £19,500 for a 3 bed terrace in south London. Our eldest son bought in 2001 when he was 19 and on a small Royal Navy salary whist at university, sadly he sold it to pay for his wedding and hasn't got back on the ladder since. Our middle son bought aged 23 and our daughter with her then boyfriend bought their first flat at 21 and 22 straight from university in 2008 with one of the last 100% mortgages, they move next week into their third property aged 29 & 30. It's always difficult to get on the ladder but the sooner you start the better. We all live in Surrey by the way and nobody has been funded by the bank of mum and dad.

Tracey, those are encaustics which tend to be 18-20mm in depth, your wood will most likely be engineered ply if you have underfloor heating and depths vary 12mm upward. If one or the other substrate needs to be built up to accommodate the other that is possible. Be aware there will be some movement between the two, more so if you are using long boards, less with parquet, so consider how best to deal with any movement or expansion between the two. There are plenty of products available for this. Make sure your encaustics are sealed correctly. You could also find the cleaning regimen of the two finishes may be very different. Lithoflin for encaustics - and oil/wax for an oiled floor, that's not a great combination, so perhaps an easy maintenance wood might be better in the long run.

Nice! I like Groningen, have some great friends from there. I bought my kitchen from keuken kampioen. So I don't give it a bad name. . . since my original post, customer service has really gone out of their way to see if there is something they could do. The cabinet shape I chose is in the example on the front page. Of course mine are magnolia and not white. Hello Mrs G! I personally love the tile, it really is beautiful and that's why it needs to be highlighted. Having too much of it will drown it so to speak so I would do either one of these 2 options: 1) Leave it on the main floor only. Then on the platform floor and wall, up to the window, I would put a matte grey tile of the exact same colour as the grey in your feature tile. 2) Or put it only on the wall behind the bath up to the ceiling a bit like this: I really think that's your 2 options as otherwise it might be too much. With these I think you'll agree it "frames" the tiles more so they have a real impact. Hope that helps! Anthony
