Loft conversion in Conservation area

Currently i am looking to buy 1960's built 2 bed first floor masionette where our family have been renting since last 4 years. Once our mortgage is accepted i am looking to convert loft for 2 bedroom and a bathroom with flat roof dormer. But foundout this 2 property is in conservation area and after speaking an Architect who drew a plan in 2007 for loft conversion to 1bed 1bath adviced, dormer may not be allowed in terms of passing through planning permission as property being in conservation area. I want to utilise the whole loft space by enhancing the design of property to add value or have normal loft conversions ex: Dormer or Mansard. Is anyone able to suggest ideas based upon their experiences with loft conversion in conservation areas. Many thanks in advance

I live in a Victorian terrace in a conservation area. The house already had a loft conversion with a flat roof dormer. Our next door neighbour also has a flat roof dormer, but theirs was bigger than ours. A few years ago we re-modelled our loft and moved a stair case. We also wanted to make our dormer bigger to give us more space - so we had to put in for planning permission. We asked to make our existing flat roof dormer a bit bigger, to match next door. We weren’t allowed!!! We were told that we had to have a pitch roof because of the conservation. I was really upset at the time and it caused extra work for the lift company. However - it’s not all bad - the end room is much more interesting because of the pitch and we absolutely love the end product. I actually think the planners did us a favour! We were lucky though - it’s a Victorian house and we had a lot of head height.

I forgot to say - call your local planning department and see if you can talk to someone. We were lucky, there was a named person in the planning dept who looked after the conservation area. He actually came out and spoke to me about the types of things that they would or wouldn’t accept.

A bedroom needs a window to escape from in the event of a fire - I very much doubt that what you may be able to open up into space will be suitable for a bedroom as you describe it at the moment . Perhaps it could be used for extra storage space ? But not as a safe place to sleep from the sound of it .

Depending on the property (and the budget), both options have their merits. A big loft space can be more easily converted to a room but often the structure or space isn't sufficient and an dormer or extension is needed. This can offer a whole new floor to the building and with some imagination you can transform the property completely. www.pwjarchitects.com

Many thanks Owl for the feedback. I understand what you are saying regarding constraints and the loft stair is something that was proposed by our architect and that we explored in detail. However, it is not something relevant for our family situation with our children and their specific needs; and in addition, it was making the rooms at the end of the corridor (on the left side) either too big (if merged into 1) or (if keep as 2 bedrooms as they are) too small. The middle bedroom was becoming very small and the 2 rooms above where not that much bigger due to the shape of the roof. Our architect did draw plan for this option but after review, it was not the right thing for us. I am keen to know, with our current constraints, you or any one else has some comments :) it would be really appreciate. Many thanks
