Comments (18)Hi, the only thing I would say is put the fire on and see how hot it gets. We have a gas inserted fire, a little bit like yours but it really belts out the heat. We had an oak mirror on the wall above it and it got so hot we were really concerned that it would burn! We didn't want a full mantel piece so we bought an oak "shelf" to absorb the heat, then put the mirror above that. Now I am not worried about the mirror. I still have to switch the fire off after a couple of hours as the wood "shelf" gets really hot, but I am not worried that anything of value will get damaged. If the shelf gets a bit black (it hasn't so far) I won't mind. I definitely would not put a TV over a fire for all the above reasons. Hope that helps a little....See MoreHouse Renovation... Comments (5)can you put the dimensions on the whole plan? Is it a bungalow / dormer bungalow. What other rooms do you have or require? Also, I'm presuming that the main drain is to the right somewhere near the kitchen and bathroom, therefore, that will dictate the placement of anything you want to drain water in to. The closer you put the Kitchen / Utility to your main drain the easier and cheaper it is. If you have concrete floors for instance and you want a Utility over to the left, you would only be able to do so by digging up the floor and laying pipe underneath it........if you can get the right fall on it. Thus, it requires careful thought and planning. I ask what else you want as it's an odd layout with the bedroom where it is, so with the drainage in mind and keeping it all to the right, I would wonder if something more like this was possible?...See MoreUnusual 1930s House Renovation Project - Ideas? Comments (17)Jonathan, AMB, thank you ever so much for your advice and designs! We had been toying with the idea of pulling the garage forward. Back in the early 2000s, planning permission was rejected for a double garage in the opposite corner of the driveway but a sensible solution would be to come forward next to the neighbouring property, no light issues and should not upset the 'street scene'. I've always been keen on moving the stairs but associated costs have dampened my spirits a little. That saying, in there current guise they are incredibly steep and dangerous for the young and elderly. A new configuration may well improve the landing space/flow on the first floor. I completely agree about the driveway, my initial thought was grasscrete but we'll never have more than two cars... if that. With us eventually getting some gates up, that could be quite an inviting space. I've been watching a lot of house shows and they always mention about being able to see the garden from the front entrance which you have captured in that floor plan. Phases of work is a strong debate and you are not wrong AMB. I guess once we have a final plan, the phase of the works should fall into place. The fireplace was a family heirloom of the previous owner, took it out his grandad's property apparently! In terms of decor, we want to embrace the character of the property with an added modern twist. We are very keen to incorporate a hallway for the very reasons you mentioned. Comments (11)Many thanks for all your comments. Really good food for thoughts. I had a few “loft specialist” quotes and we almost went for it. But the reason we did not is that all those specialist lofts companies were not willing to do the rest of the house (eg electric and plaster/painting in living room/dining room, installation of wooden floor in ground floor, reroofing...) so we would have to employ a separate company for this; which obviously make the project more expensive and not streamlined. I think our project is “small” but maybe it is not :) And does deserve a proper architect /design to start with... I will keep you updated ;)...See Moresarh123
