House Renovation... Layout help :/

Hi,

First Post here so unsure how the forum works

We are in the process of acquiring my grandads old house which is in need of renovation throughout. We are having a rear extension on the back of the property and would like it to be a kitchen/diner/seating area if space permits (could be too small for seating area)

It's is 6meters by 6 meters basically with a corner cut out for access to the back. Wondering if anyone could help in were to out kitchen, dining table etc... We want the kitchen to be the main focus of the room.

Any help or any other information you need let me know.

There are loads of ways this could be configured. A Concept Planner would be invaluable to help you with the decisions.
Personally I think the Utility is too big for the property and if it were me I would borrow some square footage for the kitchen. I think I also would put a vestibule next to the back door to hide any back door mess (like coats and shoes).

Ah okay interesting idea, yes the utility was only going to house the washing machine and clothes drying things we have. It would be a good place to put our American fridge freezer and keep it out of the way. It's hard to visualise the space without seeing it!!

Hello Assia, If I was you I'd definitely look at hiring an interior designer/architect even to help you with this project. It sounds fairly major and you are best off getting someone who can spend the time it needs helping you to achieve what you want. Houzz has loads of interior designers, you can check out their reviews, get an idea of pricing and look at their previous projects before you decide to contact them. Many interior designers actually offer a FOC first meeting, so even if that's all you decide to do it may be worth getting someone to come and look at the house etc. Hope this helps!

Hi all, Thank you so much for all the helpful comments and suggestions, and sorry that it's taken me so long to respond - house renovation and work have been keeping us on our toes! This has become a long post, so a quick reminder - we were looking to renovate and rewire our 60s house to update it and also make it more wheelchair friendly downstairs for when my mother-in-law comes to visit. We employed an architect and came up with what turned out to be an 'aspirational' design (much more than the budget!) so we ended up deciding to split things into two stages: Stage One to add a downstairs wetroom for accessibility, remove chimney throughout and add a porch Stage Two to do the extension across the rear, removing the conservatory to open out a large kitchen/diner and add a utility room The layout below shows both Stages One and Two as complete. Bits shown in red are existing walls which have been/will be removed (apart from the wall in red in the seating area below which is between the existing kitchen and dining room - that's a mistake). So.....the building work is now done - hurray! Stage One is complete, we are much poorer, and we now need to decorate the whole house :-) Some before and after photos below - please bear with the terrible photography skills. The rooms aren't big enough to allow for expansive photos!: We've re-plastered throughout, apart from in the kitchen and upstairs bathroom, as we'll deal with those later. Current challenge is deciding how on earth to pick paint colours and flooring throughout.... Anyway - hopefully that gives you a sense of where we've got to. Best wishes

Hi Rachael, Yes - this is possible (assuming there is enough head height in the bedroom that you want to be on the same level & you can do an upstairs extention over the rest of the existing foot-print of the house). Here is how to get everything you want. 'Lower-level' Bedroom: Again - assuming you have enough head-height in that room. You may have to re-jig or enlarge the window opening if it is no longer high enough - which can give you more light in the room and better views. Put a false floor in (which you can also engineer to have hidden storage in it - bonus!) Board up the current doorway and plaster. Bedroom 4 = convert into a family bathroom Current Bathroom = convert into an ensuite for Bedroom 2 Bedroom 2 = make this your master bedroom this will now have access into new ensuite (shower, toilet, sink) enlarge the window area in this room to make a statement and make the most of your views out into the garden (assuming this is possible with a nice garden and view) Current w/c - toilet closet = convert this into a hallway which leads to the upstairs extention and also will give you access to the bedroom that you put a false floor into. Upstairs Extention: If you do a 1st floor extension over the rest of the existing groundfloor footprint of the house - this will give you the 4th double bedroom that you want. This extention will also allow you to gain access to the false floor bedroom too. Something to consider: Check the height of your loft space. If there is enough room with building regulations for you to do a loft conversion with large dormers or just an extended flat roof (I don't know what your roof-line looks like) - then you can sacrifice a bit of space on the 1st floor for stair access, and gain a whole foot-print which can serve you as a large master suite with ensuite, walk-in closets and great views (if done right). Or you can convert this area into an extra den-playroom area or office or more bedrooms. Lots of possibilities! Ground Floor: By adding the back porch space to your internal foot-print & knocking out the wall between the current kitchen & breakfast area, you can create a large open plan rectangle kitchen-diner space which you can open up with sliding or concertina doors to the back garden. You can add a ultility closet in the space opposite the w/c closet & hall. Adding these walls will make the kitchen - diner a perfect rectangle. If you also knock down the wall between the breakfast area & the living room, this will give you a large open plan kitchen - diner - lounge space, which takes full advantage of your garden space. Lastly, by keeping the current dining room enclosed and separate, this will give you an extra TV snug / grown ups room or reception area where anyone can get away from the hustle & bustle of open plan living. Hi Simi. There is a lot you can do with this space - how far are you wanting/able to extend the kitchen? Under the starts would be the best position for the toilet aesthetically, however be aware that you will need a soil pipe and water connections etc to the WC, so budget and time may dictate this. Personally I think it is inconvenient to put your fridge anywhere other than the kitchen but I think your instinct to hide it is spot on as they are not the most attractive thing!
Consider having an integrated fridge and integrated freezer for more chiller space without the need to look at a chunk of steel.

can you put the dimensions on the whole plan? Is it a bungalow / dormer bungalow. What other rooms do you have or require?

Also, I'm presuming that the main drain is to the right somewhere near the kitchen and bathroom, therefore, that will dictate the placement of anything you want to drain water in to. The closer you put the Kitchen / Utility to your main drain the easier and cheaper it is.

If you have concrete floors for instance and you want a Utility over to the left, you would only be able to do so by digging up the floor and laying pipe underneath it........if you can get the right fall on it.

Thus, it requires careful thought and planning.

I ask what else you want as it's an odd layout with the bedroom where it is, so with the drainage in mind and keeping it all to the right, I would wonder if something more like this was possible?
