Detached 40s house rear and side extension

Hi,

I’d like advice on what we could achieve with extending this house as the housing market to move to a bigger place in the area we want is dire right now.

This is ambitious, but would actually give me the house and garden we want, and I imagine still be significantly cheaper than moving to a 4/5 bed house.

Downstairs:-

can extend sideways up to 2m to allow access to the garden still
Could extend backwards up to another 3m
I would like a kitchen/ dining/ sitting/ entertaining space that opens right onto the garden
Need to retain a utility, preferably make bigger to allow it to be a pantry/ laundry room too
I’d like to add a shower downstairs or at least make the current toilet bigger.
Is there any way to make the living room wider? Eat into the hallway and move the stairs? Or is that just not possible

Upstairs:-

I’d want to extend over the existing kitchen and sideways (up to 2 metres) If we did a side extension
I’d like three large bedrooms and one large family bathroom - can internal walls be moved around?
Space for stairs into the attic as I would like a master bedroom and en suite up here
If possible to create a landing
If any space a box room to have as an office

When you say you can extend sideways by 2m, is that on the side of the staircase or the side of the fireplace in the living room?

Is the front door situated in the hallway by the living room or is the only entrance via the kitchen dining room?

2 metres on the side of the stairs, theres no room to extend the other way sadly

the front door is that one but theres currently also a side entrance that comes into tge kitchen whjch is fhe one we actually use but we would be ok losing the driveway for an extension , is that what you meant? you can access the kitchen via that utility, directly from the driveway side entrance or via the back of the lounge @The SpaceMaker Interiors

Hello Jonathan. thanks for your post. I have never seen an internal courtyard... but definitely something that would look really amazing if I can get it right. what do people use this courtyard for? any pictures you have that I can see to visualise. I don't see the wall separating the reception room and the passage (where the stairs are). practically, if we walk in the house we will be right in the living room. space wise, it is great. but practically does that work. your thoughts? thanks again.

On the drains, it depends if it is private or public on build over agreements. If the drain only comes from your property and none of your neighbours empties into it then the drain is private until it reaches the road. If the drain has one or more neighbours using it and you just happen to be the last on the run then it is public across your land and you would need to get the utilities provider permission to build over it. Best way to find out if you don't have the paper records is tip a little bit of powder paint into your neighbours sewer at an external manhole whilst lifting your own and see if it flows past. If its private you can build over, if public seek approval from the utilities provider.

Hi Imran, Very exciting to be starting your project! I'm not going to make any suggestions on how to layout your space as I'm not an expert but having just gone through a very similar process I thought a few words of advice might be helpful? We were looking at remodelling the downstairs of our house and got structural engineers and architects involved but to be honest it was our designer who was the most help and has stopped us making a couple of silly and costly mistakes with space planning (nothing to do with colours, paint choices or curtains!!!) I would highly recommend working with someone who can do some 3D models and renders of the proposed space for you, so you can see how it will all look. Our designer was amazing and we ended up with 4 or 5 different computer generated 3D images (and YouTube videos!!!) of how the space would look as you walked around it. Not only was it amazingly helpful but she also saved us a lot of money on structural work by pointing out things that would have been costly and not really add anything to the space. I've attached a couple of pics of our space and then the 3D images she did for us. Structural work and remodelling is expensive and our designer (Gina from Create Perfect) was a fraction of what we're spending on the house (far less than I would have expected) and has been worth her weight in gold for getting the space right! I was also surprised by the amount of money we saved using her trade discounts for things like worktops, appliances, carpeting and lighting etc) We're in the middle of building work right now, so I can't post any finished pics but my advice would definitely be to spend a little bit of money now and make sure you get it right as the wrong decisions with walls and structures are mistakes you can't change without a lot more time and money! Do both houses belong to you? If they're on the same plot and they are yours then you would denote where the boundaries are and can do what you like. If they are separate plots then you can still mark your boundary, but it would be adviseable to consult your neighbour as to what they or may not find likeable. Thanks for explaining that. Yes, depending on your budget, you could move the stairs to a more central location within the home such as where your boiler and Utility are now. This will allow a nicely sized front hallway and a square off the living room. You can then re work the back space of the house to include a bigger kitchen dining space and a new utility space, with a larger downstairs WC and possibly even a downstairs working space. Upstairs can also be re-configured to house 3 or 4 bedrooms especially if you go into the loft.

The best place to start would be to discuss with a local architect who knows the local planning team and then get an interior designer to help with flow and layout decisions.

Thats super helpful thank you! I didnt consider moving the stairs backwards - cool idea. If we did something like that, would it mean we may be able to get a decent size landing on the first floor? i would love to have more space than we do right now up there!

and yes thank you! we are meeting an architect in a couple of weeks :) can i ask what the interior designer would do, i dont know anyone who has used one before

Yes, the architect will do all the initial drawings. We usually get involved as early as possible as we will help you in determining things like how much space you have in each room for furniture and the proper layouts you will obtain. We have been known to move doors and windows to allow for a more functional layout. This means that during the build stage you have more certainty that your investment will work the way you want it to.

We would also then help with material selections, electrical plans and sourcing of all furniture, fittings and equipment for the space including details such as window dressings and floor coverings.
