floor plan change to a grand design.

Hi . We just bought this 1920’s house which is big but is desperate for lots of changes. I need your help as I don’t know from where to start to add the ( wooow effect) to the house!

We have two kids, our family need

1- open the kitchen to the study
2- having two living rooms ( family room and formal one)
3- I feel having 2 stair case is wasting of space
4- 1st floor plan need lots of changes, specially the narrow hallway!

All ideas are appreciated.

I would recommend that you live in the house for a year first. I have found several times that I discarded the first ideas I had when I bought a house after living in it. Especially with more home working, pure open space design in such a big house may not work.

My partner & I bought a fishery with 2 lakes just over a year ago, the entire 10 acre site was very neglected, but we have renovated the lakes so that the anglers have a wonderful experience in beautiful surroundings. Our dream now is to renovate the house, reconfiguring the property so that we too can enjoy the beauty of our surroundings. Mulled this over, overnight! Decided, way too much building work and knocking about to justify the cost, plus you lose the garage, which will most probably devalue as per Jonathan's comment above. Makes house less saleable, as main lounge now not seperate from rest of downstairs, therefore less appealing to some. Plus, having a room labelled Study / Play area / Entertaining............cannot see how you could possibly furnish such a room, too many dual purposes. My plan below, keeps it far more simple. Leave the garage, leave the Utility and Pantry, but change their uses. One becomes downstairs shower room, the other changes from pantry to Utility. Build across the end of the Hallway and make the area under the stairs a coat room. ( handy storage), this then seperates the back of the house from the front of the house. Now take out the downstairs loo and remove both walls, this opens up the Kitchen / Diner into one big space. Add a door from the kitchen to the playroom, which you can leave open to keep an eye on the kids. You have made massive improvements with far less building works, and, should you want to at some stage make the space even bigger at the back, which isn't necessary, you could add a ground floor rear extension. ( last plan shows this ) The above layout will appeal to far more people, should you wish to sell in the future.

Swap lounge with kitchen dining room. take out the wall dividing the K/D. Add an alternative exit in south wall by the stairs. Take down conservatory and extend across. Hello, my previous flat was very similar except your bedroom at the back was the kitchen and your kitchen was a dining room. The main problem with the current layout is when you have very young children and you’re in the kitchen preparing food, you can’t keep and eye on the children or talk to them whilst multi-tasking. If you don’t mind me asking, are all 3 bedrooms currently occupied? If not and only 2 are occupied, I would use the back bedroom as a dining room and can also be used for the kids to play. When you come to sell, depending on how many children you have then, you could always carve up the living room to make a very small bedroom on the left. These flats are great when there are only 2 people, it just gets a bit challenging when the family expands. Also you don’t want to spend too much money renovating if you are going to sell in the future.

Great size of space to work with …. Need to consider lots of things so probably too much to do just in a Houzz thread - would you consider working with another professional who specialises is concept planning for whole homes - or floor at a time - for projects like this - ( ie me !) that way you will have a long term plan goal to work towards ?

What strikes me as the main challenge of the floorplan, which will remain whatever you decide, is that the centre of the property (where the kitchen and study are) is considerably shallower front-to-back than the very generous rooms either side of it. At the moment this core part of the house is being asked to do too much - too many rooms and that also have to act as theoughways to get to each wing of the house. I’d really want to focus on reducing this burden and allow more of this part of the house to serve as circulation space and as a means to create a more unified first floor, relocating rooms such as the kitchen and one or two of the bathroom spaces above to achieve this. The plan suggests a previous focus on quantity of space and whilst it can be tempting to try to retain as many rooms as possible if you don’t address how these spaces cohere it’s just holding onto space for the sake of it

Really good points, I’m planning to open the kitchen to the study which add more space and might help with the circulation space that you mentioned earlier. And obviously need to work more on the plan for both ground and firsts floor. All ideas are welcome.

If you remove the 2nd left staircase would there be enough headroom upstairs to turn the freed up space into a family bathroom? to widen the hall, the two current bathrooms could be reconfigured to give you two slimmer ensuite bathrooms and linen cupboard?

i was wondering if the existing dining room and conservatory might work as a kitchen diner….you could have glass doors opening to the front reception to get south facing light but close when noise levels get too high!!

if so then the current kitchen could be developed, incorporating part of the second hallway (and part of the store room for a cinema room) for a formal recetion room overlooking the garden, again you could have glass doors from the study if required

As mentioned before, dont rush in too quick. there is a lot to be said for taking a year, the light and warmth of rooms through the year, the views etc a lovely big house to play with though good l

Hi there. I would suggest sitting down with an architect or designer and work out how to best utilise the space to suit your needs. Its a big property, so there will be a lot of options on how to change the layout to create your perfect home.
