could I make my 2 bed flat a 3 bed?

Hi all,

I'm trying to figure out if I can make our flat a decent enough 3 bed...I think I'm probably mad but wondering if we could do side return and make it work? Any experts out there? Have attached link to flat and floor plan The flat is currently 566 sq ft.

I’m no expert but i grew up in the area so know that square footage is premium here.

if you moved the bathroom to the extension across the return and created an inner courtyard the combined utility and bathroom should make a fair sized bedroom…. by london stsndards…..

Also know this area rather well ... and have extended a flat there.

Extending a leasehold flat can turn into a veritable nightmare, even if not for costs then at least for all the bureaucracy hoops you'll jump through. Not only do you need agreements from the freeholder, but also the other leaseholders, and party wall agreements with all neighbours (and that, if adjacent properties are also converted, can escalate). You also need planning permission (no permitted development for flats).

Technically, anything that goes for a house goes for flats in a conversion - it "only" involves quite a lot more work, and associated cost.

The Road at least isn't conservation area, nor part of the Dulwich Estate. My advice would be, before you spend money on detailed structural engineering or design, get written agreements from freeholder / other leaseholders and neighbours. It may save you from having to abandon the project after already having sunk a lot into it.

Hi again! Sooo speaking to the architect today this seeems to be the latest, slightly tweaked to incorporate a cupboard into the tiny room stealing it from the corridor slightly. We can't see a way to make access to the third bedroom not go through the long room, so a door from there will have to do! kiwimills - i really like your ideas. however the twin bedroom at the top needs to have a window to officially be a bedroom? (also, what's WR stand for, sorry?) We have a rooflight there because it's over the single storey side extension. OnePlan - thanks so much too. I love your ideas but we are not keen on having to re - make up the bed everyday by using the front lounge as a murphy bedroom and lounge - But I do see where you are coming from! I like the simplicity of this design actually. So the kitchen island and table, would they be the same height? Like higher barstools? Jen P - Thanks so much too! However we are pretty keen on the play area looking out over the garden, and having a single bedroom there means we lose that view. But i know we have to compromise somewhere... We can't knock the bathroom walls without huge costs with steels which we are trying to avoid. We can knock a doorway but not the whole wall down. Jonathan - Me and my sister spent all night talking about your ideas earlier, we keep revisiting them. Thanks soooo much for your great ideas!! Here's the latest version that we are thinking of, slightly tweaked, but still really considering everyone's thoughts so I'm sure it will change again! Ensuite now in middle room and kitchen bigger (thanks Carolina). The tiny room now has an inbuilt cupboard which i think makes a big difference...? Thanks so much for your time!! :)

I can see potential for a 3-bed by turning the downstairs reception room into a bedroom but I don’t think you’d fit a third bedroom upstairs. You could consider turning the downstairs shower room, or part of it, into a utility / laundry space. Changing to 2 separate flats could be problematic in terms of access to the first floor one - presume you’d need a shared entrance which would make accessing the ground floor front reception room more difficult. Also, I don’t know if you’d need any special permissions, plus extra fire / safety regs to turn a house into 2 flats. It seems to be potentially a lot more hassle to take that option.

Firstly I'll apologise for the rough sketching below. Swop the kitchen with the big bedroom, then your new living room opens on to the private garden. Convert the kitchen &living room into 2 ensuite bedrooms. 3 bed, 2 of them a decent size. 3 bath. The kitchen is moving near the plumbing for the bathroom. The new ensuites have water pipes already from the removed kitchen. This should keep plumbing costs down. . There will need to be re wiring costs for kitchen cooker and maybe extra electric sockets. Then new kitchen and ensuites fittings. Probably will need tanks or electric showers for the ensuites. This plan avoids knocking walls, plastering etc. And should be quicker than knocking everything down. Gives decent size bedrooms/ retreats. A family friendly open plan kitchen/dining/ sitting room opens on to the garden & that will be very social, good for barbecues etc. Just my thoughts. Best of luck for your project. Hello Raphael, Bearing in mind I don't know your budget or what you intend to do with the property, or the extent of work you're willing to undertake.... I have had a bit of fun playing around with a new layout for the property on this Friday afternoon. It feels right to me to move the kitchen into the current reception room, and open it up to the lounge to create a more open plan feel. I've put banquette seating and a table in the window, but I don't know what the aspect is so you could just have additional soft seating in the bay. I've removed a chimney breast in the bedroom at the front of the house to create a wall. And have managed to get 3 doubles in there, the front room would fit a king. Only thing I don't like is that the dront foor and bedroom door are very close together, had i had a bit longer I'd have liked to have come up with a solution to this, but I gotta get the kids from nursery.
