Would I have the space needed for toilet/sink side by side?

I am wanting to steal space from my downstairs loo to be able to widen my kitchen for a bigger island so all my kids can sit there. (This is my architects first iteration). If I recessed the fridge/counter I would like to steal 200-600mm from the loo. If I took the full 600, the width of the toilet would be 900mm. Is that enough to put a toilet next to a sink without feeling completely claustrophobic? Any other ideas of stealing space appreciated!

I don’t really understand what you mean by recessing the counter but am probably having a moment! Or do you just mean make the kitchen bigger rather than recess? You could recess the fridge though. Allowing for a stud wall that should leave just about enough room to leave the loo where it is and have the sink opposite(assuming measurements are internal). Try and get a short projecting loo and max depth 30cm sink which should leave a 55cm gap between loo and sink. i don’t know if you could have a sliding entrance door, there may be enough room?

I couldn’t find a better photo aesthetically but layout would be the same.

You could also make the utility smaller? Have an L shaped run so as to keep the external door

i’d have the gap between island and units at 1200mm which is more than enough assuming a dishwasher in the island to avoid a trip hazard

How about changing the layout of utility and toilet to extend the kitchen to get the space you need in the kitchen? I'd rather access toilet from the front hall than from the kitchen. Then you get the front window to the loo (a modesty blind or cafe curtain required obvs). Then the utility is off kitchen and also got side access - make the side door a glass door to get the light in there. Block up that wee window that current plans showing looking into loo. My separate toilet room is 91cm wide and 170cm long and the layout is as shown and works fine!

Edt: you might actually want to put the door from kitchen into utility more centrally on that gap - to allow for shallow units on the LHS of utility as well as on that LHS wall of kitchen??

Sorry I can't see the photos you are referring to - my comments are limited without pictures/plans. I agree with Man about the House - pricing seems to be top end. We live in Highgate, North London (not a cheap area) and our house is approx. 3,000 sq ft. Prices for work on period homes are not in this range unless you have opted for a very high end fit out. Our side return costs £55k and that included all professional fees, lighting, underfloor heating, bi-fold doors, domestic appliances and lovely leather sofa from Habitat. Admittedly, we kept our existing Britannia range cooker and dining table and chairs. Yes we got many quotes for £140-£200k+ but decided to use professionals for planning and some visits during key stages only. The rest of the project was managed by us. There are many ways to create value in a project - Ikea Voxtorp handleless kitchens are great with a quartz worktop. You can even get the doors sprayed with a F&B colour, it's a fraction of the price and visually compares well to Roundhouse kitchens - which I love but simply can't afford. We got endless quotes for quartz worktops - the costs varied by more than 50% for exactly the same material. We needed 13 steels in total and paid a total £4.8k inclu vat and £3k installation costs. Remember you should be negotiating on all elements of your project. I can also compare to a similar house/project in a nearby road, not a high end finish but inexperienced home owners who paid £140k for a pretty average side return turnkey solution. Keep researching and talking to home owners that have actually completed projects on their homes to get a really good view about the costs and where you want to spend your budget.

Ah yes, good point @Ellie, if you are changing the way your property looks at the front you would usually need planning permission. Best thing is to call up the planning department at your local council and just enquire if planning is required. If you just build something, neighbours may check if you have planning on the web portal and then complain to the council who will then make you take it down ( worse case scenario ). Yes safety first, but just to be clear, I wasn't recommending a piece able to be climbed on against the handrail. Not only for the safety aspect but because I wouldn't like to look at the side of it through the spindles coming up the stairs. I was banking on there being enough room for it to go along the brick wall, assuming there'd enough depth to open drawers or cupboard doors.

Maybe somthing like this? Build the back alcove area where the fridge is into full height cupboard, move the units to the back and then put the table by the new doors. Use a small return to screen the stairs/bathroom from the lounge. The bathroom shouldn't be an issue if you can do it well, you could use a sun tube /vent to bring in natural light and ensure it gets all the steam out. It would have to be guided out the back but should be doable.

Very strange that the toilet is next to the kitchen rather than the utility. I would definitely swap them round, with access to the toilet from the hall.

Nancy & CWD- I wonder if he didn’t do the bathroom there because our electric box is on the wall opposite where he has the sink. That is also currently where the utility is now as it used to be a garage and was converted about 10 years back? I will ask!

A straight run of kitchen units (no return at the end, you will lose a unit but gain in island), this will allow you to increase length of island without compromising any other rooms.
