Converting 2 bedroom flat into a 3 bedroom flat

Hi, we currently own a large 2 bedroom flat in London (+100 sqm). The flat has 2 very large bedrooms but we would like to have 3 smaller bedrooms instead as we have 2 children (1 boy and a girl). Does anyone have any idea/advice how we could achieve this? Floor plan in attachment. I was thinking maybe splitting the master bedroom in 2 and moving the en suite bathroom door on the main corridor? Any other idea?

I'd suggest you split the triangle bedroom as in the following drawing. You need to take only a little from the kitchen and move around the storage block a bit.

If the children are old enough i would keep the master as is and divide the east part of the kitchen diner, if big enough, into two single bedrooms, the current kitchen a utility, and open the remainder to the bedroom with the south facing balcony, to create a kitchen/diner/living room…

Hello Laurence, I know you want to put another bedroom but the bottom estate agent layout of your friends place is not ideal at all.. The idea of squeezing a room next to kitchen might seem like a sensible option but to a buyer the plan below in my eyes is not what I would keep... It might be far wiser to offer a large living dining area.. Entertaining is another important factor. Have you considered another option which is to have a double living/dining room with either wooden french doors between or the wall removed, so you create a double room. You have two fireplaces which are gr8! You could block up the first and or second door to the living room and then you could have a galley kitchen all the way down that side wall.... so you have a huge living and dining area.. You could also put in a door to the garden where the window is at the end. Where the hallway is you can continue that down to the end take out the cupboard.. creating an extended hallway with door to right for bathroom where the boiler is.. Create a small shower room here like a wet room. Then next door to right is single room. With the last door (near current kitchen sink) will lead into main bedroom..... Do you need to keep that back staircase? : ))

It would help to have a few more details. Who would be living here, budget etc. If it is for 2 professional sharers, I wonder if you could squeeze an ensuite into each reception room to make 2 good size bedrooms. I'd then open up the kitchen and hall (removing the bathroom, and make a small kitchen living area. If it is for you, and you need a master plus occasional or child's bedroom I would install kitchen units onto the back wall of the reception room, make the existing kitchen a bedroom and add a second bathroom/utility/storage room (depending on priorities) in the hall way gap as you planned. All plumbing, permissions. dependent etc...

There is a large cupboard downstairs for storage which is a big plus. Might live in it for a bit myself but still want the possibility of renting it out in the future. The hallway storage is an amazing idea for the washing machine! I never thought of that. Do you think it would be too much of a squeeze to make it two bathrooms as well? One on-suite leading to a bedroom that would take the place of the now bathroom, then a hallway bathroom for visitors both located in between the two bedrooms. Thank you so much for your response.

Hi Bobbie, If this is a one bedroom flat that cannot be converted into a 2 bedroom flat, you need to think like a possible future buyer for a 1 bedroom flat. This person(s) would be: do not have children a person or a couple If you can put in an ensuite with a shower/bath, that would be ideal, but having just a shower wouldn't be a dealbreaker but may deter some but not all buyers. Having a family bathroom is not a deal breaker as guests would generally be couch or sofa bed hoppers. Going through a mostly tidy bedroom to a bathroom would not be an issue for stay-over or just visiting guests. So if that allows you to enlarge your other living areas without feeling 'squeezed' in an ensuite, then that is your best option. Maximizing living and storage space is your best advantage when selling on in 3 to 4 years. Just think of how you live and store things. Design a place that optimizes socializing, lounge living, cooking & eating, desk/office activities, sleeping, laundry and storage. If you plan out your space to include all or as many of these activities as possible with simple aestethically pleasing mostly neutral design, then your place will stand out in the market when you are ready to sell on, while still offering you the best lifestyle possible while you are there. In my opinion you can’t create more rooms than you have windows. So you should give the larger master bedroom to the children and divide it with furniture or screens that can easily be removed by the next people.

You would then take the bedroom with the balcony or you would use this space as a living room, make an aperture to the kitchen then add a partition wall to the living end of the kitchen to annex a new bedroom. Be aware that any bedroom off a kitchen may require fire regulation approval.
